Better Investment Destination: Gurgaon Or Rohini

Hello All,

I would like to gather your views about which is a better Property investment destination.

Gurgaon or Rohini..

Some facts:-

Rohini has given better year on year return than Gurgaon..

Land Rates in 2001 :- Rs. 12000 - 15000 per Sq YD.
In 2010 :- Rs. 125000 - 200000 per sq yd.

Though I dont know much about gurgaon..

But the infrastructure development is pretty fast in Delhi as compared to Gurgaon..

Roads are much better and built faster than Gurgaon
No problems of Electricity Water at all

Much more Greenry
Good Markets near about..

Only thing missing is lots of builders and brokers as in Gurgaon..

Also The supply there is not as much as in Gurgaon... But there are plots starting just from Rs 30 lc. in new sectors.

Please share your views... For 5 years horizon should i go for gurgaon or Rohini.

Cheers
..Gaurav

Gaurav:

With your assessment, there is not much of discussion left in admitting that Rohini is the best place.

Are you promoting Rohini real estate ???

Just kidding

Durb,
This is a thread posted 3 months back when I just got out of an investment in Rohini with very good returns and was looking for a new invetment.
I was aware of pros and cons of Rohini but to me Gurgaon looked as the concrete jungle..
I was completely unaware of the dynamics of Gurgaon property and wanted to get views of senior members on that. So I mentioned pros of Rohini and my limited knowledge about Gurgaon.
But now I am quite clear of the scenario.
The RE of Rohini and Gurgaon are completely different and uncomaprable.
Rohini is an end user's market and Gurgaon is an investors market.
And I would say this thread is irrelevant. as for Rohini you need a good cash in hand and for Gurgaon you need booking amount and some cash..
Thanks,
Gaurav

I agree to this----

"Rohini is an end user's market and Gurgaon is an investors market.
