Commercial property investment

Dear All,
I m from delhi and have joined this forum few days back when i ,by matter of luck,scrolled through the pages of this site,and must say that i found this platform as very helpful in helping people fulfilling their investment ambitions.My query through this thread is related to my intention of buying a plot and then building a two or three floors structure ,and then renting it out.I would urge everyone including our experienced and veteran members like MANOJa,tinesha,agastya07 and many others to guide me regarding this proposition.Also kindly suggest some good places where i can purchase such a kind of property ,be it in gurgaon, manesar , Kundli ,dharuhera or any place which our respected members would recommend.

What is your budget, holding time etc? I am assuming that holding time would be quite long if you are planning of renting the floors out.

My budget is around 50 lacs(only for plot),and holding time ,as u rightly mentioned is long.

Difficult to get a decent size plot(> 150 sq.yds) in Gurgaon at this price. For developing floors and renting or may be eventually selling them it is important that floor wise registry is allowed in the area you are developing the plot. These kind of plots in Gurgaon are very expensive, so you have to look elsewhere. Manesar could work, but you need to increase your budget for HUDA plots.

Dharuhera would be okay, but I doubt that you will get a much decent return renting floors and you also have to check the possibility of floor wise registry.

Don't know a lot about Kundli, but how much I know it seems like there is not much of a rental market there.

Thanx Djvjain ....The reason why this idea prompted into my mind is i have seen such establishments at various places..like "ramfal chowk ..dwarka.."...rajouri garden, green park market..etc..people have rented out their ground floors to banks or shops...now considering rajouri garden as an example...did people got their registry done floor wise separately while renting out??..i have a relative of mine who has opened two gyms at separate places and well within residential areas,how has that been made viable by property owner so that he could rent that residential property for commercial use....even in gurgaon i have seen beauty clinics ,slimming clinics which are on rent...but are in residential area..how is that happening??

hi all.. I wish to buy a commercial retail space/office spce.. pref a retail space either ar gc ext road or at NH8. Budget is - 55 to 65 lacs. Ws considering Impria byron, legend heights etc.
Can anyone please suggest some good options?

golf course extension Commercial best project is Universal Msqare. And Nh8 best project is Ansal HUb 83
