Tulip Violet vs Tulip Purple vs Tulip Ivory, Gurgaon

All of them have 4bhk units, resale price is almost the same. All are in 69 sector.

Specs are almost the same. Just that ivory and purple will come up for possession earlier compared to violet. I guess a diff of 8 months to 1 year.

which one should I go for? V confusing

charges on Possesion of tulip ivory

I have bought flat in Tulip Ivory Gurgaon. Builder has offered the possession but



1. Flat is still not ready to move and work is still going on. Can builder offer possession without completion of work

2. Last demand letter was shocking, builder has added below charges which was not originally in cost.
- Increased EDC/IDC by Rs 50,
- Added ECC/ESS charges Rs. 150 per sq.ft.
- IBMS charges Rs 1 Lac
- Maintenance Charges
Rs.50 per sq.ft.
- Huge amount as Interest on delay payment

Regarding interest he never mentioned the amount in earlier demand letters, it was shocking component that was shown only in last demand letter. Builder has also added interest where it was mutually agreed with him interest on ate fee will be waived off.

It is totally unethical that now builder is imposing these charges.

Are all these charges valid to pay specially interest on late payment and ECC/ESS?

Rightly said..in fact we are also little surprised with some cost heads-

IBMS- 2 Lakhs
Maintenance ( 2 year in advance)- 2.5*2400*24= 1.44 Lakhs
ECC/ESS- 3.6 Lakhs (@150/sq.ft.)

We have spoken with the person concerned at the head office..shockingly he is also unable to clarify..though has told us that he would get back to us shortly..Lets see..

I think we all need to take up this issue seriously at the earliest because we have to make the payment till 7th Nov else penalty charges would be imposed..
We commend Tulip's timely completion but this unexpected heavy cost burden is posing liquidity issues..

P.S. Was also wondering why not many tulip ivory owners expressing their concerns in public forums unlike tulip violet/orange owners.

Tulip Ivory is best among these 3, As there are high tension Electic wires going from between Tulip Purple. And Tulip Violet possession is very late. Also some of Tulip Violet's towers shown in site plan, are still not approved .

Each of them have yeilded very good returns in last one year.
