guesswho - If anyone wants to enter Kundli -

-- This is best time for any investor to enter as KMP will start from July 2011 and rates will not be the same ( whether any development happens or not) - we all know how hype works in India.

-- rates are very reasonable ( between 12k to 18k ) -- where else can you buy land at this price in NCR which is just 2km from Delhi Border and 10-12 km from developed sectors (Rohini).

-- For best returns- Buy only in TDI not in ansals or omaxe as there is not much work going on at there sites and rates are less in TDI so ROI will be better. TDI on the other hand has it's share of issues but development is happening at steady pace.

-- Bang on main highway to Chandigarh ....i.e. Busiest highway in India - ..wonderful roads to drive.

Vison n sight ...... 2 very different things ....what you see today may not appeal to you but try to have a vision ....what could be possible in this region in next 20 yrs time.

Thanks Mr Bajaj.

I visited the site one year back to check out "MyFloors" project from Kundli. I liked their layout but didn't purchase as was doubtful on the appreciation. The whole area will take a long time to appreciate. However, now doing the analysis again and it looks the purchasing a plot may be good for future (More than 5 years). Still not interested in their floors.

Planning to visit the site again. If you have any broker no, PM me. Other area which I'll looking for HUDA plots in Sonepat/Karnal and will then do the comparison.

Guesswho -

land is a pure form of investment .....floors can never ever give same return in the same time frame.

When you visit the site - There are atleast 20 brokers sitting there once you go inside the TDI gate ( on the right hand side i guess) ...talk to few of them and negotiate hard.

Bank loan is also available to TDI ( try to buy in F block as it's very near to villas ( under construction) and water tank and in the middle of the township.

Why go to sonipat n karnal when you can get better return from here ?

Pvt development will show it's true colour only in the long run......what pvt society complex was in 1995 .......pvt township is today.....give it 10 years n see....it will give monumental returns compare to unplanned development in a long run.

Once you go there and if possible pls update the thread with current ongoing prices in block B n F and if possible some pics ( taken from will do).

Sure, will update.

I have to go Karnal anyway due to some personel reasons. So, would like have a check on the plot rates there.

I agree with sbajaj. Wait for next 5 years and rates will be atleast double what it is right now.

B block is close to 18-19K
J block is 12.5-13.6 depending upon buyer/seller.

Metro Impact ??

In DMRC Metro Phase III, Jahangir puri Metro will be extended to Badli. How far is Badli from Kundli ? Will there be any impact to Kundli rates due to this metro extension ? Any idea?

TDI always says there is a proposed metro till Narela. But at present, there doesn't seem to be any plans.

Tanisha - If you ask me - i see next jump is around the corner ( 7-9 months or so ) - KMP is the next big thing in this region which will set the game for bigger things to come in this region.

guesswho - I have no idea about metro coming near Kundli or how far badli/jahingirpuri is from TDI site ......only an expert or some local from that region can answer that.

I am sure of one thing - rates around 12k or so .....This is the last time we are seeing these rates in this region bcoz from 10-12 months down the line ( Once KMP gets going) .....we will not see this rate again .......ever.

Why shouldn't invest in Kundli Plots ?

Thanks Mr Bajaj and Tanisha.

You've provided the reasons to invest in Kundli plots with a timeframe of 5 years. And the reason of investment in Kundli are :

1. Lesser land rates as compare to other areas in North Delhi/Ggn/Noida etc.
2. On the Delhi Border
3. Metro is 25 mins away at present
4. KMP is in good progress. Will open in next year
5. Educational city is there.

Now I need views from those members who are against of Investment in Kundli Plots

Garuav_Chugh, Anurag,MM earlier given some valuable comments. Looking forward to get some good reasons against Kundli Investment.

Note : I am asking for PLOTS with a timeframe of 4-5 yrs.

Guess who,

If you are looking for invst purpose, you may look into industrial plots in sonepat. I bought 4 years back for 3000/yard and today it is more than 12000/yard.
With in next 5 years, it will go up to 20000.
