2 BHK for 45L, Thane / Navi Mumbai, Mumbai - Suggestions

Hi friends, we are wanting to buy 2 bhk in or around mumbai in a good society. Budget is upto 45 lakhs. Navi Mumbai (vashi/sanpada) or thane (ghodbunder road),I dont think we can get in this range in Mumbai. Please suggest which one will be a better option- Navi Mumbai or Thane? We will have to commute to Chakala everyday for office. Any other location option is also welcome....We travel by road so even if location is far from railway station, its not a problem for us...We want something in ready possession or nearing completion

MIRA road :
------------
Pros : Planned townships, good roads, well connected to SEEPZ and MIDC. Costwise, with your budget you can get a decent deal.

Cons : No public transportation , monsoons could be a problem driving, traffic jams happen in peak hours. No green cover.

Navi Mumbai ( Airoli, Vashi, CBD belapur, Ghansoli)
------------------------------------------------
Pros : Very well planned tonships, these days well connected to Andheri by NMMC buses ( AC), good roads

Cons : COstwise , you may have to increase the budget a little bit, driving takes very very long time.

Biggest con : The Powai stretch is notorious for traffic jams and vehicular pollution. In monsoons it is a moving hell.

Thane :

pros : Good connectivity both by bus , train and you can easily drive, some green cover

cons : over crowded, budget need to be increased a lil bit, cost of living is high, traffic jams ( within the city).

thanks monkatheart1, these points will really help. We are planning to go to Navi Mumbai tomorrow and Thane on Sunday as we are not very well aware of the areas....lets see.. but will certainly keep these points in mind. Regarding Powai stretch, I think its better now. Do u have any idea about Kopar Khairane as well?

Hey

You should explore Airoli/Ghansoli at this budget. Vashi /Sanpada is costly and even Thane . Godbunder Road is one end of Thane, travelling to Andheri would be a nightmare.....

You can drive from Airoli -Mulund bridge to Eastern express highway and then via JVLR to Andheri Chakala....

I have explored airoli quite a bit. In your budget checkout the mahavir heritage 1bhk. But if i had the money i would have bought in swaraj dafodil quoted 7k to me.

My collegues tell me that KK is of dubious distinction. But then Airoli was of dubious distinction too. See today how it is.

So , if you are going for some sort of investment, check KK too. Not a bad place. But compared to Navi Mumbai stds, its little less planned. Still that Gavthan airs are there. Besides , there are lots of illegal structures in that area. So watch out.

I travel daily that route Powai. Is it better now ? I dont think so. It gotten worse in the last 5 years. But I travel during peak hours ouit of compulsion. So you take a call on that.
