I have created a POA for my Dad to complete the registration process for a flat in New Mumbai. The builder says this POA needs to be adjudicated. Please can you direct me how does adjudication work.

What is "adjudication" of POA & why is it required for NRIs (Non Resident Indians)?
The process of getting the POA adjudicated as per the Indian Stamp Act is called "Adjudication". All POA's issued in foreign countries, due the NRI being resident outside India have to be adjudicated to make it a legally accepted document for any property transaction in India.
I think ,u being a NRI u can do so by giving POA.
POA has to be registered document signed by the authorities in ur country either by EMBASSY or consulate of India in ur domicile at the moment.
POA needs to be adjudicated in India saying that its an authenticated document.
1] It has to be notarised in the Notary office.
2]The procedure will include notarization - and attestation by the Indian Consulate.
The content will include the reason why you are not in India, how long you will be out - and hence the reason for you to not being present personally for this activity.

You first need to create a POA and get it signed by the Indian Embassy located in our country. You can visit the Indian embassy website and get more info about POA attestation.
Once this POA is attested; you need to send this document to your parents. They would follow up and will have to get the document adjudicated. I know for Navi Mumbai the adjudication is done at Thane. Best is to give it to some agent and get the work done. The document cannot be adjudicated if it is not signed by Indian embassy.
If I am not mistaken, few places got this additional requirements of Adjudication, not all the places got this requirement.
Alternately for the purpose of loan, you can execute your POA in your local embassy and get it notarised in a place in India where adjudication is not required. In that case, your loan needs to be disbursed from that place. Complicated but doable.
Not sure of registration... better you go there for the final round and do it yourself.
I wanted to ask is if the POA is done on my dad's name and say after 5 years I want to sell the property, then will the protective buyer will he object that he wanted the asli owner of the property and not the poa seller. I heard some real estate agents don't like POA sellers and want to deal with asli (1st owners) sellers only. Is this true? or can some one clear my concepts
