site visit

Had been to the IB office to see the plan.

They Have revised the layout from the one they had planned in december.

Luckily they have now given the 1 BHK & 1.5 BHK better view.

The MMRDA scheme is coming behind the 1 bhk & 1.5 bhk

It will be separate and will have an access from another road.

Finally the planning is done for the better.

Good to see the pictures. They are promising possession by Mid of 2013 that is also good to hear.

Better Late than NEVER.

Yes, & regarding MMRDA complex, they are saying it'll be residential complex having 7 flr buildings.

Does anybody have an idea about podium parking levels in phase 1 buildings ?
According to new allotments, my flat will be on 9th flr; facing the MMRDA complex, so worried about the view...

Great to see the pictures and some positive news from keezpanvel and Avdhut_s.
The podium parking is in front of the phase 2 ( shown by dotted outline in the revised layout plan shown ) building but not sure about the no of stories

Did they show you the agreement copy?

Looking at the pics (wherein none of the buildings is more than 3 floors complete) and reviewing some previous posts in this thread wherein the approvals were said to be given only till the 3rd floor, I am suspecting that only the buyers of flats from 1st to 3rd floor are being called for agreement procedures.

agreement intimation upto only 3 floor

Hi

This in not the case, i called to IB CC they replied you can come for agreement any time after fixing the prior appointment, now that is for phase 2 started may be from yesterday

is there any body from phase 2 who got a call from IB for agreement

any other upsdate...anybody got the copy of agreement

I have never seen anyone use this clause.. In my opinion if you have no interest in RE this is a best method to earn 12% .. all projects are delayed.. and you can activate this clause.. ofcourse if you have a good lawyer.. but the price when you bought it and the price prevailing later makes it difficult to arrive at this decision.. people are always stuck at the notional profits..
Sharpj...the builders are very smart and normally noone can activate the interest clause. A couple of reasons why I say this is...

1. Allotment letter will generally contain the expected completion date. However they will always also carry a clause if the project is delayed beyond a period of say One Year from the expected completion date, then the builder has the right to return the money with a simple interest of x% -( normally always below 10%)
2. This clause will be mentioned in the agreement but till that time the plinth is ready and they will be able to easily calculate the expected date of completion in normal circumstances.

You can register and pay stamp duty without the actual flat being ready. In case you are going in for a loan then the bank will release your money to the builder only if your flat is registered in your name.
