Can you please confirm if the work at Goregaon East (Aarey Road) is due to commence within the next 1-2 months? Have the necssary permissions like IOD and CC for that property been obtained, as I am an NRI and intend to make a booking if the permissions are obtained.
I enquired last week. No paper work is ready as yet. 2-3 months ago I was told it will be there in 4-6 weeks. Last week was told it will be done in another 4 weeks time. Dont think in the current environment I'm gonna invest in something which doesnt have good paper work in place. Apparently they re-applied for a new IOD. I think after IOD, they take another 8-10 weeks for CC to come (correct me if I'm wrong). Dont know what that means. Doesnt look like things are moving fast!
all paperwork across mumbai for realestate projects has been put on hold by the CM and BMC since last few months. Wait till the bmc elections get over and the new regulations are in place. Till then no new project will have its paperwork processed.
Thank you for your responses, will wait and watch for a while, do you know when the BMC elections are due. I liked this property mainly for its location and the price. I will also try and look for something else in the same price range.
I am an NRI currently looking at an investment opportunity around Goregaon between 1200 - 1500 sq ft at about Rs 7500 psf. (prefarrably a construction that is just started or about to start soon) which should be completed in about 3 yrs time. Hope this information helps.
Just here to share a soft launch coming up in Kalina, opp Mumbai University premises on main road. The developer will take 70-80% on booking with special rates also 50-30-20% scheme also available. The booking or amount will be taken once the developer receives IOD but looking at the market in next 4 months down the line this property will be sold out in a month as there are on 12 flats to sell in G+Podium+10.... This is a redevelopment property... Please share your views about a expected rate in that area.
