The Meadows, HDIL, Goregaon West, Mumbai

Hey guys,

Been a regular forum visitor for over a year now .. Thinking of taking the next step and making some inquiries on the ground.

Spoken to a couple of real estate agents .. They say they haven't seen many sales the last few months but are clueless as to why the builders keep quoting higher ..

Any members have any experiences they could share on dealing with HDIL ..They seem to have a fair amount of projects under construction ..

Anybody looking at HDIL Meadows ? or has purchased there ?

Any feedback will be highly appreciated ..

Not sure about HDIL but sales are brisk in the low value (20 to 40 lakh) category. I had visited Lodha Casa Rio a couple of months back and was amazed to see the crowd. They were announcing every 5 mins or so that Mr. XYZ has booked and everybody used to clap and Music was played. Also had been to Nirmal Lifestyle in Kalyan last week where I booked and saw a lot many people doing bookings. So the sales are there in the low value category.

Jimmy . they are currently quoting 8,100 .. i tried to dig up some info on HDIL and didn't come away impressed .. http://www.consumercomplaints.in/ has some -ve reviews .. Also read a Mumbaimirror article from early last year where residents of the Bhandup dreams project had a series of complaints with them.

I'm supposed an NRI .. been in the US the last 10 years and saved dillegently. My wife worked for a few years as well.

Honestly, I can't afford the jaw dropping prices being quoted ..
Spoke to someone at another development .. and she said .. oh .. it'll be around 2 CR . do they have any inkling on how much effort it takes to put up with that kind of money ..

I'm hoping with oversupply, the inflated prices and increasing Internet use among consumers will bring prices down in the short term .. As more and more buyers and sellers get online, it should be a more robust market where people can hopefully make more informed decisions after a more thorough research .. rather than relying on a handful of unscrupulous agents/builders.

Here, the city maintains an online database of all properties, their taxes, their sale prices over the years .. everything is totally transparent .. and it keeps corruption in check ..

I know we are generations away back home to be doing something similar .. but we indians are very smart ppl .. You can only fool us for so long ..

Vinodk123 - I know what u mean. Rs. 2 crores is a lot of money to spend for a flat in goregoan. Its almost $500k....that can go a long long way in the US. Mumbai offers the worst value for money ANYWHERE in the world. Even after spending 2 crores you still don't get decent city infrastructure. I think the land availability and distribution is totally skewed in Mumbai or infact in India. Mumbai still offers 24 hr power and some law and order than rest of the country...so everyone wants to live in Mumbai.

Mumbai is a complete "SELL". Unfortunately, we NRIs still have family/friends in Mumbai and thats what keeps us calling back to Mumbai and tempt us to buy these 2 crore flats in distant suburbs.

I dont know how can people be so ignorant about HDIL..just go through the forums to see about their projects..esp dreamz and also the fact that their project quotes 20% below market rates
HDIL makes money from TDR and slum redevelopments...Its basically a real estate DON and a front for the present govt. ppls black money.
These kind of companies offer poor product quality and customer service.
Just visit the dreamz mall once to understand the quality of this company and their stupidity...The mall is totally empty..Cost of AC would exceed the revenues...whereas just 4 kms down the road..even a mall from a Z grade builder like nirmal is doing well..
Dreamz already suffers from leakage.
Just see this article about another of their projects..
Avoid such kind of builders..if you cannot pay money ..better to deal with smaller builders who would have better track record and customer service

Last week I was in Mumbai and spent almost an hour with the sales lady in the HDIL Goregaon sales office. It was a sheer time waste!!! She quoted 8100 psft and said we should continue the discussion further only if I am ready to pay 20% in cash. I was told that they will not do agreement till I don't give the builder 20% cash. Also I did not like the layout and floor plan - but that could be just me.
Also another point to note is that they no matter what they said the agreement cannot be done before January since they are still awaiting the clearance certificate.
Also if you are looking for 3 BHK they have only 1 building with 3 BHK flats.

No intentions to demotivate you, but I planned to steer clear from any HDIL projects after I spoke with their sales lady -- it was very bad experience.
