yes gusy i fully agree sikka and logix blossoms zest r much better bets as they r available at a lower price...and more reputed builders

What are the rates of Logix and Sikka all inclusive in that area? This project actual rates are 4300/- all inclusive as far last time my colleague booked it for 2 BHK. some 40/- charges are extra..

Sikka has spoiled their name..they have 4 projects in kitty in noida and seems they are not in a hurry to complete :-)

Is it BSP or inclusive all?? I see two prices for every builder one is for fresh booking and another for resale (cheaper but black money reqd)..Which one u are referring to?

Has anybody visited the site? Or anybody booked?

I inquired from the builder and the guy on the phone said... sir there is 2 BHK (1350 SQFT) available, all are booked within last month, only 3 bhk and 4 bhk available. I am surprised as project is not advertised in the news paper and all 2 bks booked?

This is very small project but have good location so I am not surprised if 2BHK sold out

yes as usual 2 BHK are sold out, although 2 BHKs are huge (1350..is the 3BHK size in noida). Site is good and it has abt 320 flats on 3.5 acre land(Can anybody comment if this is a dense project or good in terms of no of flats). One topmost risk is this project is first in NCR from this builder..before that they have worked in Kolkata.

Now the price has been in range of 4500, i believe. Builder is also planning to have a flat in this society and almost 25% of the project is booked with his nears and dears..friends etc. Now remaining flats are provided to E-apex and Some broker..Net.. Again can somebody provide the rates of Logix/Sikka in viscinity ??

I could not find any project which has given a thought for the residents as Akriti shantiniketan guys have. I booked one flat there due to the following reasons.

1. It is the only project with cross ventilation un all the rooms, kitchen, drawing as well as dining rooms.

2. It is the only project using TATA steel in their construction, which costs 56 Rs per KG compared to 44 of SAIL, the next best available option, However the quality of construction is beyond compare.

3. They are giving construction according to zone 5 of earthquake zone, the highest in India, whereas, others are zone 4.

4. This is the reason thet have been able to sell most of their inventory without any advertising.

5. They have the best location.

6. They are using the best construction technology i.e. the Aluminium Formwork giving unparalleled prcision and finish unlike most others who use plywood as well as steel to give shoddy finish with dancing columns and wavy beams.

5. Last but not the least, they sell diectly from their office go to them directly make the assesment for yourself, and save on the mediator cost.
