Apartments with Floor PLC, good option or bad ?

Hi everybody,

I have often wondered whether its worth it (in the long run for both end-use/investment perspective) to purchase a 1-4 floor PLC apartments ??

Now, I am mulling to buy some property and am being offered an apartment in 1-4 floor bracket at 100/- PLC. Is it worth ?? Should I go for it ??

For investment perspective, it is a better option than higher floors as you will be able to inflate the PLC as well (besides BSP) when selling it.

For end-use, it is one's choice. For some, it means more noise pollution, security, etc. while for some (like me and my wife) it means that stairs can be used (keep fit ), better earthquake and fire safety, and other notional (or irrational - like my fear of heights) reasons.

Thanks for the reply, mobilizedport. Security issue I understand but noise pollution ?? Also in a walled complex with controlled entry/exit, I dont think security threat wuold be that great.. right ???

Regarding noise pollution, folks say that the following are crazy pollutants for lower floors:-
a) Car sirens going off in the middle of the night.
b) Folks in the lobby or outside the building loudly saying goodbyes, or maids chatting loudly.
c) Various errands such as Gas cylinder folks have very noisy vehicles.

You have a point around security. However, I have heard maids pilfering off clothes and small articles from the ground floor flats (thru garden), but other than that, all the floors should be the same.

I think, it owes to mind set of North Indian residents (I myself born, brought up and living in North) to live near to ground. Main reason being abundance of land, not used to see high-rise buildings (No real high rise complexes business/residential in Delhi), wide roads, less noise/air pollution etc.

But there is a limit to everything except population!!! Jobs are being created in satellite areas of Delhi like Noida/Gurgaon so people are moving here at rapid rate hence we have seen excessive traffic resulting in noise/air pollution. Over the last few years people are getting used to 10-11 floors residential apartment in abundance in Indirapuram/Gurgaon (Noida is new entry to this segment).

Gradually buyer will start accepting higher floors. Till the mindset changes, builder will start charging PLC for lower floors

I see following adv/dis-adv of lower floors:
Advantages
- Access through staircase (advantage for up to 3rd fl max)
- No "Living at height fear" (for some, specially 50+ age group)

Disadvantages
- Noise/Air pollution (definite)
- Security (since lower floors have easy access to ground with staircase)
- No long distance views (it is actually more of advantage of higher floors having open facing balconies)

One advantage that folks say about higher floors is the lack of pests (mosquitoes, ants, etc). Sadly, that is not true.

I have stayed on ground floor and currently staying on 8th floor, and I dont see much difference . I think I need to get pest control done soon ....

Advantages of Lower Floors

Hi,

In delhi/ncr, PLC is for Lower Floors while in Mumbai it is just the opposite. It again depends on various locational Factors. Since rains are heavy in Mumbai, People prefer upper floors. But living in NOIDA, it is very important to know the PROS and CONS OF Lower Floors ( Say Ground to 7th) and Upper Floors ( Say 8 to 20).
So Is it beneficial to pay extra amount for getting a lower floor????
Comments on Pros and Cons please.

Primarily people wish to use stair case or feel like apartments on lower floors might not suffer from much heat wave as upper floor apartments do. In reality, its the individual liking and moreover whether one is ready to pay extra or not. I have seen many builders holding lower floor apartments in the beginning when new apartments are launched like even Mahagun is selling its ground floor itself in sector-78 while rest all floors are being sold by brokers also.

But Is it advisable to Pay around 2-3 lac extra for a lower floor??? Are the advantages of a lower floor really go well with the extra cost we have to pay??? Members presently staying on upper floors of apartments can please share their experiences and also the members staying at Lower floors.

From an investment perspective, it does not help to pay PLC for lower floors. While selling, the PLC lower floor or non PLC floor (not too high) will go for the same all inclusive rate. The PLC floor will go for BSP + PLC + Allied Charges + (Premium - PLC) and teh non PLC will go for BSP + Allied Charges + Premium. Nutshell, you actually make less on PLC floor.
