Distress Sales in Depressed Market : Noida

Picked up one distress sale yesterday in gurgaon and this link was instrumental for this deal.

Arrey sahab yeh kaunsa thread start kar diya yahan par....Noida forum main ''Rates down'' sunkey log 440 V ka current maarney lagtey hain. Duniya idhar ki udhar ho jaye par Noida ke rates kabhi kam nahin ho saktey (Iref pe) Yahaan log Jaypee aur 3C ke bhakt hain. BBA pe likh ke diya hai Noida builders ne...ki rates can only Go Up

I don't know whether you can call it distress sale or not but underwriters in noida are selling lot of 3c and JP flats on special payment plan ( 50:50 and subvention schemes ). sector 7X builders also have lot of such offers.

This sounds like Kalypso Court 3 bhk + large terrace. If you are getting at this rate - it really is a good price (obviously depending on the unit) - I'd say its almost a steal. I got a call for my Kalypso unit offering 8500 (literally a few minutes back) (without any negotiation) - so this sounds too good to be true.

Please check this is not a cancelled unit as well

Because 3C and JP both have unlimited supply , JP even more so. 1 maango 4 milenge .

And both in 3C and JP there are tons of investors who want to exit.

You get 4BHK in the same size in ATS OH, obviously at higher price but also a lot early possession..


Also, JP would increase super area by 10%, ATS might be a little more generous by increasing it by 5-6%.
So, you gain 4% there as well.

3BHK in 3200 sq feet in JP is a bad bad deal .

I'd say definitely find about this - the large terrace has a great view of the eWay on one side and the GC on the other - and top notch specs. Possession by 2014.

Mention the unit etc and I can help suggest if it is a good unit, just check at the outset it is not a cancelled unit or anything like that.

The actual plan is a little better than the one I posted (just not available in the public domain).

The 4 bhk in Kalypso is at 3300-3500 sq ft area - again a very airy, very nice plan

7100 is a great great price to enter

See the attached picture - the units above the bridges are the 2900 sq ft units
