Kisan kota plot sale

Kisan kota plot on sale in various Noida sector 71/121/112/135. And these are available on very lesser than market rate. My question were who is eligible to buy these plot in resale.
Is registry for these plots or on lease? How about location factor than normal general category plots. I am interest to buy one for end use since these is available on much lesser market rate. Please advice.

Watch out for fraud as these farmers are known to promise to sell it to multiple parties, collect Bayana and disappear ... You can't do much with their clout and connections ...

Better is you can get a resale registered deal rather than buying directly from a kisan

Noida Sec 116 - 300-350 sqm for 1.78 Cr, i also was enticed but appears they are low priced for a reason.
Delhi mein sasta jahar bhi na khana, meethai to door ki baar hai... my two cents. The chances of you being lucky in delhi are slim.

This is good from an investment pt of view..infact these are goldmines 'PROVIDED' you know how and who to deal with...you also need to know the gentry arnd you and preferably try to get a deal from 'other than kisan owners' as they are quite notorious.. Also, the price gap is bridging between the quota and the general plots..I bought one 20k four yrs back in 105 which is quoting 80+ today while the general plots are quoting 110k+ which were trading @50+ at that point in time... so you can do the maths...

Great potential, especially the ones on Expressway - Sec 135, 105 and 142.

Thanks for info, I am also working in sector 135, this is small sector but I do not know where are these plots in sector.
Are there gen catecgory plot also in this sector?
Some day back one dealer called me and qoute be aroung 75k persqmtr for kisan plot in this sector.

Kisan Kota plots can be used for 50% commercial use but if a non farmer buys these plots will the 50% commercial use still be applicable?
My understanding is that it won't.
Please shed some more light on this issue please.
If commercial use is applicable then buying a plot on a wide road will be a sure shot winner.

there are no general plots for sale in 135...Thanks to BMW, she sold off the entire residential plot sectors to Group housing builders for her commission.,..

The quota plots are the only option available for investors/ end users who plan to buy land in Noida...that is why as i indicated in my earlier post the rate differential is narrowing...Concerns are as follows -

1. Dont direcly deal with a farmer...Quite risky unless you have a strong influence dealing on behalf of you (like in my case i got a BJP minister and a Kissan neta/ pradhan involved and paid their cut)... Pain some but worth every penny...

2. know the layout of the area and the gentry/ profile of people.

3. Buy through a reputed broker. Dont go with any tom dick dealer. Get the registry done at the earliest...Meet the direct owner for SURE.

4. verify the sanctity of the papers from the authority.

5. Quota plots are showing very good appreciation in the marker incl mine.
