Land Acquisition details for other Noida Sectors - 137/143, 7X, 119/120/121

Hi Guys,

Does anyone has details on when land was acquired for the following bunch of sectors:-

Expressway - 137/168/143 etc
7X
119/120/121

Also, just to get an idea, does anyone have the old NA Noida masterplans?
We have 2021, 2031 NA website, prior to this? Maybe 2011 ?

I am sure if the fire has spread to 7X, it would certainly spread to other sectors! Reason Greed, not just the farmers, but us and the politicos!

Land use change

In the Noida Master plan 2011 and even in the initial versions of 2021 master plan, Sec 78 and 137 are shown to be SEZ's. The final version of MP 2021 however shows them as "Special Development Area" and categorized under "residential" category in the legend.

In Master Plan 2031, these are shown as proper Residential Sectors.

So, in a nutshell, these sectors got converted from SEZ in 2011, to SDA in 2021, to Residential in 2031.

While it is a known fact that while preparing the master plan, town planners (in this case, Ansari) take into account various factors like the need for more residential sectors acc to growing population, so to change the land use of a sector to residential does not neccessarily seem to point to something fishy. As far as the end user or the builder is concerned, the land use of Sec 78 and 137 do show them to be Residential sectors, so even if a court case comes up later, builders can defend their case strongly. I am just trying to say that NE is a totally different case altogether because there the land was disputed from the beginning itself. Sec-78 and 137 are better off since the land use got changed from SEZ to residential but that too happened between 2011 and 2021 Master plans (so quite some yrs back).

Any comments from experts ?

There has been no bad news yet on sector 78...i hope there is none in the future too...

All right! that there is no bad news yet on sector 78 and hope it remains the same in future.

However, would that be of any good if the all the surrounding sectors are affected and projects are delayed meaning the development in that area would be pushed back for a couple of years.

Recently All major banks were stopped funding to Super Tech Cape town since 2-3 days but as per resources they have agreed again to start funding with no more confusion.

As per another Internal resource: Recently 3 Cs has done the broker meeting for new project in Sec- 78 and 3 cs sport village is going to launch the project in Sec - 78 with in 15 days and ready to launch not below 4000 / Sq. Ft certainly other builders will hike the rate in Sec 7X which is average 3500 / Sq. Ft.

Before that it was confusion and remorse for new project in Sec - 7X as will get hard time to launch as Noida Ext Tension but things are still clear as all over places in farmers they have started challenge cus of more Money (Like behti ganga mai hath saf karna)

As per another resourse Ajanara Golden city Sec - 78 will launch in 2 months more in Sec - 78 as they are watching 3 Cs moves in the market.

I dont think so there would be any problem just be attentive whats going on , remember its a big market with big players already.

any idea when was sector 137 land was acquired by the government ????

Sector 143

Is sector 143 also under dispute? It is close to Expressway and has been acquired from some village. Is there a concern there? Is there a way to get reliable information (a website or somewhere first hand)?

Their is no dispute in land of Expressway because they acquired on the stage of construction of Noida - GNoida expressway time in the year 1999-2000
