can anyone advise me on the following, am evaluating buying a studio here -

1. Project density: high to say the least. all the towers are 22+ with 8 flats/floor for 2bhk and 20 flats/floor for 1bhk and 6/floor for 3/4 bhk. You can easily calculate the numbers with so many towers.
2. whether studios are furnished: No
3. Loading: This is the worst point. They changed the super area of all the plans without increasing the built up area. Just imagine.
4. delivery period:At least 3.5 years if all goes on track.
5. How much payment made - ???
6. current resale price: din't confirm as lots of inventory left with the builder itself.
7. Company launch price and current price: 2900 and 3490
8. applicable extra charges: way too high. Around 8.5 lacs for 2bhk without floor PLC.
9. any other vital info..The biggest USP of this project is the price and the builder reputation although it has also taken a hit in last few months. But this project will always remain the poor cousin of LBG as the next door neighbour.

Broadly reviewing these paramaters, Paras tieriea cd be better option..the only worrying point wd be the Nagar's Political affiliations with BSP...

There is no match with Paras which is at much higher price and you must go through resale route in Paras as only top floor inventory is left with the builder.

buddy - a while back someone quoted me a figure of 20 l (in resale) for a 470 sq ft studio in Sec 137 in Paras which is furnished...plus sec 137 location is also better than 143...i dont mind higher floors///

Sorry Prakash, I was referring to only 2 and 3 bhk. And resale involves all cash deal which may not be possible/preferred mode of payment for many of us. I am one such person

Well, today I visited logix office at sec 16 regarding re-size of unit. They talked very politely. They offered many options they also said that if i want my unit cancel they can return my money with rate of interest. Apart from this they provide some time for the next demand. And within 10-15 days they are increasing the price by 200/--

They are not getting buyers at this price itself. How can they increase by 200. Big mouth. Just after Gulshan launch, there are increased number of calls from Zest brokers. Funny thing is they are not able to defend the high additional cost and changed floor plans
