Guys..

Update from my side.. I zeroed on couple of 2 BHK + Study in Mayur Vihar and Vasundhara Enclave.. but still looking for more options..

Today someone has suggested me have plot in noida sector 44,70,71.. where I can get 90 Sq. Mt Plot of 84 lacs.. which by adding 15 lacs can have own house..

Though idea sounds good to me.. but has one has any idea about the plot deals in noida.. will this be good decision or not..

It sounds good idea to me as well... Can u pls provide further details exactly which sector how far is it from metro?. It is a just a plot or it is a constructed area? Is it under gated community...

Its Noida Authority Plot.. 44 sec is around 2-3 km from botanical garden and 70 is same from city center.. which might be extended in next 2-3 years..
Not sure much abt the security.. I don't there will be any gated community as such for plots..

In sec 44 it is definitely not NA plot. Some people are selling small plots of 100 sq yds near block A of sector 44. They claim that it is freehold and legal but there is surely something fishy there. The location is fantastic but I will not suggest anyone to put close to 1 cr there. Consult someone in NA about the legal status.
Other sectors you might get Kisan quota plots in this budget but there are no Kisan plots in sec 44.
Some people are also selling lal Dora plots in sardarpur and chalera village and calling it sec 44.

1. Sounds fishy
2. Own construction will take 2 years
3. Not safe to live in plot housing in NOIDA. Burglaries very common. You need gated plot community - not available at your price.
4. Builder floor in Delhi (Jasola, Patparganj) seems a better option

What are the options you are getting in MV/VE and at what price?

Its strange to knw abt plots in 44.. thoug in sec 70 i know there r NA plots

Dear sridhiraj

I am 100% sure that it is not a NA plot in sector 44, when something is too good to be true it generally is not.

You should easily get a 2 BR in the society areas of MV 1 within walking distance of Metro for around 1 cr. Make sure that you buy on the ground or first floor as most 2 BR societies do not have a lift . If for end use then blindly go for it, not many places better than this , 24 hr water and electricity supply and excellent social infracture. It is very safe for elderly parents and young children. If you are lucky you might even get a full white deal.

PS I live in MV 1 and own a plot in sec 44.
