Paras Tierra or Jaypee Pavillion Court

I am looking at a flat with possession this year...with the budget of 60-70 lacks and explored these two options...Now i want to book in Pavilion Court but somehow not finding confidence for it...Why are rates same for both the projects even though distance between them is good 7-8 km....

Is tierra over-valued or PC under valued??
Also, since tierra is trading at 5000k(company price) and i came to know it was launched at 2500 psft....So how much is the potential of more appreciation...will Tierra reach at say 10k in next 3 yrs....i.e. 4 times of its launch rate

At the same time PC is trading at 5500 psft and launched at around 4500 psft...So this means in long run PC has more chances of appreciation as it has not got its due.....

Both projects are at same construction stage and Structures are completed for both the projects with finishing going on....

I want the flat with early possession on expressway and also think from appreciation point in next 3 yrs....

Please suggest which is good option for living as well as appreciation in next 3-4 yrs or once possession is given..

Paras Tierea : very good investment
PC : Even better, excellent investment : if u can wait 2+ yrs it is far better than PT

I am looking at non gc units as gc units will exceed my budget and will involve huge cash...

I think this is the time to enter PC as you are a year late for Tierra...Ppl who entered Tierra at 3000 levels have made a killing....Now entering at this time wil not bring huge gains....whereas in PC there is still a lot of scope for appreciation...and once possession is given Jaypee will be d BAAP of everything...

its was not 3000+ but 2700+ log in rate guys booked.. They are getting good returns for sure at present and guys holding till possession would get MAXimum

One problem with Tierra is that i will have to go in resale whereas PC is available in fresh...But i checked and found not very good units are left in PC in fresh...Any idea how is resale going on in PC non-golf facing..

Paras Tierra (MIG) and PC (High End) are different products for different segment. no difficult to compare both...
At horizon of 3 years, Tierra might be trading @7.5K while PC may not be even available @10K but depends on JP's delivering capabilities.

My personal opinion is to go for PC@5500 then going for Tierra@5000 for investment purpose.

I will be going for Non-GC Units at this rate...Does they also hold same promise as reaching 10000 psft level..Whatever information i have gained from this forum is that everyone is raving about GC unit flat and is not very optimistic about NON-GC units...

Tierra is much better than PC. For Jaypee, consider possession(if there is going to be any) after 4 years.

My vote too goes for PC. Much better location... and in longer run will give you better quality of living as end user. If it is for investment it is surely undervalued. Just visit the place once and take a complete look of WT. you will realize the potential.
