Price war in NOida - Offer from Rajesh Projects in Sector - 120

Price war in NOida - Offer from Rajesh Projects in Sector - 120

Saw the ad of Rajesh projects in TOI.

Here is their claim:

1. Price per sq ft would be based on Builtup area and not on Super area.
2. 1 basement parking free
3. 2 KVA power back-up free
4. No leave rent
5. No ECC
6. No FFC
7. Club membership free

Since they would be charging on the basis of the built-up area and no charge for other accounts (like lease, ECC etc.), I think, this would start a price war in NOIDA with prices heading more southwards.

That's good news. If really price war starts it would benefit the end user. At what price they are selling ? If something below Rs. 2300 then really good,

customer will be benefit from this price war........
but one thing is sure.......no builder will sell the flats under price.
I called them yesterday and their price are on higher side...
this is a new builder in NOIDA and this builder wants to make a grand entry into NOIDA, he wanted to looked different and he offered these free compnents.
WELL GOOD FOR BUYERS and i welcome this step from this builder.

Saleable area should be the buildup area and not super area......
I THING GOVT SHOULD TAKE STEP AND ISSUE ALL BUILDERS A GUIDELINES TO SELL THEIR FLATS BASED ON BUILDUP AREA ONLY...

this builder has taken all the negative points of the NOIDA REALSTATE and offered the customer to attarct them which is good.

I had checked with an agent:
2 BHK + S (1166 sq ft) - 37.65 L in CLP , 34 L in DP
3BHK (1378 sq ft ) - 44.5 L in CLP, 40 L in DP

That come out to be around 3230 psf all inclusive.

where is the ad? I just double checked today's TOI - there wasnt anything there ...
