I Just visited ADITYA NISARG, banglow PLOTS ON Pirangut Road this weekend, need feedback / experience dealing with the builder.
Has any one bought propery with the builder.
Are there any issues with this project or builder.
Please let me know some feedback, one of my cousin is planning to buy.
It's right in the valley man...and rates are way too high, not worth it...and basically the builders reputation is not sane, better stay off...there are better schemes if you go little further to Paud area or before that. Check in Girivan or around.
Three-four month before plot was not available and that time they are quoting 1400. What the rate they are offering?
I have been offered a plot at 1200 per square feet - it seems not much development has happened in the project (ie clubhouse, etc) since Mar 2010 when we looked last at it.
Can anyone advise whether its worth the price?
There are no plots available in the scheme. Few remaining ( three or four) are not good. I suppose the current price is much more than Rs. 1200 , if you get good plot for that price , in my view you will be buying at much lesser than the last offer price which was Rs. 1400.
If you have heard of crooked builders from Pune, Aditya builder probably tops the list . I would go with them only for plots, not for any ready bungalow or a flat. I would just buy a plot from him & construct a home of my choice with my money. Or- I would just sell the plot after some time to gain monetary profits. That is what my first post says. Go for investment today - or living after few years. Living there today is not worth the price.

I also owned plot in the scheme. There is all around development in the area. There is one completed bungalow and two under construction on this site . The nearby Raheja Viva project is shaping up well. Also two DSK projects are coming up speedily. The current rate as I understand from listings is about 2,500 psf.
