For getting a good RE deal, following are needed :

1. Money
2. Knowledge
3. Hard work
4. Luck

When one or two of theseare in short supply, excess of the remaining is required. One can't help luck. So only first 3 should be considered.

1. Those who don't want to do hard work, pay consultants, pay premium rates, and get good property.

2. Those who have less knowledge, pay high, and get a good/bad property depending on luck.

3. Those who are short of money have no option but to gain knowledge and sweat it out in the field. And trust me, the reward/work ratio will be much higher than their job. With one to two hundred total work hours (gaining knowledge + leg work), one can save as much as one saves in entire year. AND, the best part is that the experience gained will continue to serve in future.

So, this is what the case of looking4re is. If he does point 3, I am sure he can get a satisfactory 2 BHK house in his budget even now.

2 weeks back I saw a 2 BHK flat in an occupied society at the boundary of Kharadi and Wagholi, before Chokhi Dhani. Asking price 33L. Location is good, practically Kharadi. Society very open. Ready to use from day 1. Including stamp duty and registration it will cost just 35L.

This was just an example.

also you can never find anything "perfect" you have to settle for whats best within your limits / budget and take a plunge. i have seen people here creating mountain out of mole and giving negative image for a given project / property calling them as junk and asking to "drop it". compromise with life and adjust because not everyone can build antilla and if scrutinized even antilla might have issues

when it comes to increasing prices even covering of a gutter is showed as a "major" gud news for an area and prices increased but when thr r big negative news they see them as trivial and non-effecting ! its funny as well as glaring. let them wait for sum more time n when they will see 2003 prices again they will realise what jokes they were playing with their own selves

yes salaries have increased over years and kept pace with property prices.

why r u laughing? i dont work for indian it company or service company, but work in product based MNC

well thanks for quantifying depth of supposed price correction, which sounds absolutely fantastic and too good to be true.

2003 prices again will mean TOTAL CATASTROPHE in economy....and mind you,there will be people who can buy IN CASH multiple properties

And how many people work in product companies MNC - especially in Pune ???

Sir - Majority of IT labourers work in service industry where hikes have certainly not kept in line with inflation plus people dont get 100% of variable pay and are over worked or benched(in which case nowadays they are laid off . Product companies layoff under guise of restructuring).

Please dont tell that genuine talent gets good hikes , we're talking about average IT guys here as genuine talent is not the only one seeking real estate .

By the way product companies are also not giving increments as earlier viz. we have got hikes of 30% in 2003 . Come 2013 it is into single digits now .
