The PCMC itself is not ready to execute this as they have clarified that their focus for now is BRTS and they clearly see that PMC is trying to get half of the route at the expense of PCMC ... smart chaps. Thet is why they were asking PMC to bear half of the cost for Chinchwad Swargate route which PMC did not agree to.
The cost bearing was proposed at 40-40-20 Centre-State-Munis .

Residential property market in Mumbai has stagnated pushing unsold inventory in the city to 80,000 units valued at Rs 1,05,000 crore, as buyers have kept away from the market in anticipation of an imminent drop in prices in the near future, said a Knight Frank India report.
Absorption numbers in 2011-12 are estimated to have dropped in Mumbai residential market by more than 60% from its 2007 heydays and 35% from 2010-11 to an estimated 45,000 units, showed the research conducted by the property consultant. The absorption level of 45,000 units in the Mumbai Metropolitan Region during 2011-12 is well below the market average of 70,000 to 80,000 units annually.
PUNE: The state government is thinking about appointing the Pimpri Chinchwad New Town Planning Development Authority (PCNTDA) as a "temporary monitoring authority" to control the haphazard constructions taking place on the periphery of the Pune and Pimpri Chinchwad municipal corporations.
Speaking to reporters on Tuesday, district collector Vikas Deshmukh said, "During a recent meeting with deputy chief minister Ajit Pawar, the idea to appoint PCNTDA as a monitoring authority came up for discussion. Till the Pune Metropolitan Region Development Authority (PMRDA) is formed, this arrangement will help control illegal constructions along the fringes of both municipal limits."
The PCNTDA was established to tackle these issues and has a purview that extends over Mulshi and Haveli taluka. Deshmukh added "The PCNTDA has a mechanism and is functional already. This will be a temporary arrangement."
Chief minister Prithviraj Chavan in April had said that a final decision on PMRDA would be taken in three months on the basis of recommendations made by a study group appointed on the issue. The PMRDA, if formed, will cover an area of 2,943 sq km and include 397 villages, apart from municipal areas. Meanwhile, the difference of opinion between the Congress and the Nationalist Congress Party (NCP) over who should head the PMRDA continues to be one of the reasons behind the delay.
While the Congress camp wants chief minister Prithviraj Chavan, who heads the Mumbai Metropolitan Regional Development Authority, to hold the chairmanship of the PMRDA, the NCP camp is pushing for the appointment of deputy chief minister Ajit Pawar to the post. Pawar is also Pune's guardian minister.
Pune Municipal Corporation gives cash compensation for land in Kharadi
PUNE: The standing committee on Tuesday decided to give cash compensation against a piece of land acquired in Kharadi for a road project.
"Normally, compensation is given in the form of transferable development rights (TDR) or Floor Space Index (FSI). But in this case we decided to give cash," said Baburao Chandere, chairman of the committee, at a press conference on Tuesday.
Chandere said the PMC has acquired 1700 sq ft land in Kharadi for which Rs 17 lakh will be paid to the owner. Asked if the PMC would consider a policy giving cash against all land acquired in the future, Chandere replied in the negative. "We had two proposals from owners, one in Kharadi and another in Baner, for giving cash compensation instead of FSI. The Kharadi proposal has been approved while a decision in the Baner case will be taken soon," Chandere said.
The committee postponed its decision by a week on a proposal suggesting privatisation of a slaughter house in Kondhwa.
The PMC also approved a tender of Rs 10 crore to lay a water pipeline from Erandawane to Chatushrungi.
PCMC decides not to give Charholi land development authority
PUNE: The Pimpri Chinchwad Municipal Corporation has decided not to part away with its land at Charholi which was to be transferred to the Maharashtra Housing and Area Development Authority (MHADA) for a low-cost housing scheme. Instead, the PCMC general body passed a resolution on Monday to start its own housing scheme for the economically-weaker sections (EWS).
The civic administration had earlier proposed that the land in its possession be transferred to MHADA for the Rajiv Awas Yojana. The proposal had been kept pending for the last three months. Meanwhile, the PCMC is also seeking land for a EWS housing scheme for 13,250 families. Each tenement will have an area of 400 sq ft. The first phase has started in Chikhli. tnnwhere 6,700 flats are being constructed
In another decision, the general body rejected a proposal to supply 5 lakh litre water per day to the neighbouring Alandi Municipal Council at the rate of Rs 2.5 per 1,000 litres. This proposal was pending with the GB for over an year.
13 flyovers, 45 underpasses to come up on Pune-Satara highway
The 140-km stretch of Pune-Satara highway will get as many as 13 flyovers as well as 29 vehicular and 16 pedestrian underpasses. Of these, 10 flyovers will be in Satara district, while Pune will have three. Also, three major bridges — two in Satara and one in Pune — will come up.
Reliance Infrastructure Ltd (RInfra), which is giving the 140-km stretch of the Pune-Satara Corridor from Dehu Road in Pune to Shindewadi in Satara a makeover, has got the approval from the National Highway Authorities of India (NHAI) to the construct underpasses and flyovers.
NHAI project director Vipin Sharma said, “The project was already sanctioned but due to public demand, we gave RInfra an in-principle nod.” NHAI officials said RInfra can be innovative in its design but it has to stick to the “standard procedure”.
The underpasses and flyovers on the highway would come up at Ajantha Chowk, Limb Phata, Bhuinj Phata, Surur Phata and Joshi Vihir. All the flyovers are 895 m long (including approaches) and 25 m wide. The flyovers at Katraj and Surur will have three lanes (95 m long and 12.5 m wide). In Pune stretch of the highway, a six-lane flyover will come up at Nasarapur junction and Nagar junction and a three-lane flyover will be at old Katraj bypass junction, beside the existing flyover.
RInfra officials said construction of the underpasses and flyovers was not part of the agreement that was signed between the NHAI and RInfra in 2010. “However, RInfra, in the interest of users, trespassers and local villagers and their safety and security, understood the necessity and approached NHAI with the proposal.”
Rinfra is also setting up swanky toll plazas on the corridor. The Khed Shivapur toll plaza will have 20 lanes and the one at Anewadi will have 16 lanes. At present, Khed Shivapur toll plaza has 10 lanes — five for commuters travelling from Pune to Satara and the rest for commuters travelling from Satara to Pune. Anewadi toll plaza has eight lanes at present, RInfra officials said.
NHAI awarded the project for widening the Pune-Satara highway from four lanes to six to RInfra in January 2010 on DBFOT (Design, Built, Finance, Operate and Transfer) basis.
PUNE: Illegal constructions by hotels, residential and commercial properties in Kothrud area were removed by the building and anti-encroachment departments of the Pune Municipal Corporation ( PMC) on Thursday.
"About 10,000 sq ft land was cleared of encroachments in a span of about five hours," said Sahebrao Dandge, executive engineer of building department. Nearly 100 people, including 30 police officials, participated in the drive.
Dandge said that a two-storey RCC construction in Sutardara, measuring about 6,000 sq ft, was the major structure razed. Action was also taken against those misusing side margins of hotels on Paud Road.

About a decade ago, Pisoli was merely farmland. It was a small village in Haveli taluka, an extension of Pune. However, due to influx of IT and commercial growth of the city, property prices skyrocketed in the established locations thus forcing the developers to start exploring new and affordable location which would have accessibility and acceptability.
Says Sanjay Dhokale, Proprietor , Akankasha Real Estate , "Since the prices in Hadapsar are quite high, a lot of people today opt for Pisoli. Earlier, nobody really preferred staying in Pisoli but today people have started opting for this place."
However, public infrastructure continues to be a major challenge for the Pisoli region unless the location comes under the purview of the Pune Municipal Corporation (PMC). The major responsibility of PMC is to look after the civic and infrastructural needs of the citizens of Pune.
Says Aliasgar Mukhtiar, Owner, SOL Connect Realtor , "The area has poor infrastructure and water supply is a major problem in the area. Today, a lot of construction is going on in the area. Earlier, the area was a farmland. Probably if developers do a good job, the area might bloom in future ."
City MP Suresh Kalmadi has demanded that the water in Khadakwasla dam be used only to meet the drinking water requirements of Puneites. Kalmadi met district collector Vikas Deshmukh to raise the matter of the proposal to release 0.5 TMC water from Khadakwasla for Daund and other villages that are facing acute water shortage. Kalmadi demanded that the water from Khadakvasla dam must not be given to other areas as there has been only 9.5% rain in July in Pune.
Most buyers from the economically weaker section (EWS) are willing to pay Rs 3 lakh initially and prefer a two-room-kitchen accommodation, a survey on affordable housing shows. They are even willing to pay extra for exclusive toilet and extra electricity points, the survey findings reveal.
A total of 12,000 people and 200 builders from Pune, Nagpur, Malegaon and Nanded were surveyed and their views on affordable housing opportunities were sought. The first ever study funded by the state government was aimed at finding out whether poor people could afford to pay, said Dr Rajas Parchure, director, Gokhale Institute of Politics and Economics (GIPE).
GIPE is the oldest institute in the country that conducts research and training in economics and was involved in conducting the survey.
Nearly 88 per cent of people surveyed in Pune were keen on buying a ‘decent’ 300-sq ft house. Again, a majority of people from Pune, Nagpur and Malegaon were ready to pay the minimum offer price of Rs 2.5 lakh per house.
In Pune, 5,520 people from the economically weaker section and 78 builders were selected for the survey. The sample included 3,720 people from Nagpur, 1,800 from Nanded and 960 from Malegaon. Monthly installments was the preferred mode of payment and varied from Rs 946 in Malgeaon to Rs 2,978 per month in Pune.
The city-wise average affordability of EWS families was not comparable given the varying income levels. Affordability was the highest in Pune with 2,326 people saying they could buy a house costing Rs 2.5 lakh. In Nagpur, 2,122 people could afford a Rs 2.5-lakh home, in Nanded, 1,035 people and 627 in Malegaon.
In Pune, 950 people could afford a house costing Rs 2.5 lakh to Rs 5 lakh, while 269 could afford it in Nagpur, 91 in Nanded and 31 in Malegaon. Again, 686 people could afford a house costing Rs 5 lakh to Rs 10 lakh in Pune followed by 79 in Nagpur, 27 in Nanded and three in Malegaon.
In the survey, 105 EWP people in Pune said they could afford to pay for a house that costs between Rs 10-15 lakh, while the number was 10 in Nagpur, three in Nanded and one in Malegaon. There were 774 people in Pune who said they could not afford to buy a house during their lifetime.
“We looked into the demand and supply problems in the current housing market. Issues related to people’s incomes, housing preferences, demographics were studied carefully,” Parchure said. The report was submitted to the government recently. The report recommends 50 per cent subsidy to ensure affordable housing for the poor.
