who is dreaming here 2 bhk for 50L or 1 bhk for 50+ L

agree 50L may not be sufficient but if budget is increased little...remember when you try to sell things you will not always get the same price as the builder is demanding...any i thought it is a good option to mention compared to megapolis/LR.....

If one looks at overall layout of the projects, BR is more cramped than Megapolis. The open spaces around isn't that great either. Also, BR at the time of conception was premium township but now that tag is no longer there. Megapolis on other hand haven't deviated much as compared to BR & hence the project may well be on track as they show currently. However, there are quality issues in Megapolis, which needs to be taken into account.

And if you compare with LR, it will be more like house for your grandson . And for the prices these townships are asking for remote areas, better buy in more habitable areas like Balewadi or Wakad. I see no benefit in buying in any of these townships as of now as they don't have any USP except for distance to Hinjewadi IT spaces.

The reason why townships came up was to provide affordable living with all infra in place but when the prices are same or even more than in city, best to buy in city.

In wakad, minimum psf price now a days is 4300+
In Balewadi/Baner the psf price is 5500+
Do you think you get a flat in 50L budget ?
Though I agree with you...if you have budget, then go for Wakad/Balewadi/Baner rather than Hinjewadi.

Agree for investors. I thought you are looking for buying a home for living there.

Hello All

Today i visited Megapolis Smart Homes 3 project and had a detailed look at the project.Rate quoted is 3550/- with 50 rupee per square feet discount for IT people working in Hinjewadi.

Then i went to have a look at construction of Smart Homes for which possession is going on. Well i was a bit disappointed with quality of finishing in the flats....that could have been lot better....

Rest question remains on amenities which will come around Megapolis...no clear inputs about that and for now it looks as if its extreme end and Hinjewadi main road will be the only one which will be there....big TCS facility is up next to Megapolis and a school is operational till 4th class.Rest what will come in commercial area is a question which builder also don't know.

On positive side , construction is going on well and especially premium flats and building looks really nice....

Still concern for me was quality of construction.....

Why is there so much difference between premimum and smart homes ?

Premium flats have a base price of 4500 psf now ...

difference looks unreasonable..

Oh well well...have a look at the rate here... Rs 4500 psf...

Better to buy a flat at other places if one has to pay 4500 psf for Hinjewadi phase 3.

Builder mentioned about construction quality...some Singapore thing used in construction and it has water body in between and other amenities. I can confirm premium homes looked lot better.
