I am looking for a 2bhk in Pimple Saudagar and my budget is max 40 lacs, when I talk to brokers who have posted ads in the range +-2L of 40 L, they are very lethargic, lazzy and even not willing to sell the property, they directly say we have another property for 50 L at a very good location. I say what about the ad that you have put for a lesser 2bhk, they say it is not good , stretch your budget go for a good home.
They mainly see that they get the max commission.
So buddy try to avoid brokers as much as you can.
i think the brokers are using the retail approach - lure the buyer with advtg and then direct them to purchase what's available....they don't have anything in 40L but then advtg to catch the attention of buyers...it's trick man!!
4400 at Ginger? IMO, its steep given the current market and availability of brand new/ready possession flats in the vicinity. WIth better amenities and newer lifts. AT around the same rate (check with Sai Ambience).
However, there are some positives about Ginger:
1. Fully occupied society with vibrant social life for kids and families
2. Carpet area should be more as newer flats use different formula for calculating salable area
3. Multiple aproach roads (although military closed access from Rakshak chowk to Ginger today...not sure how long they will bar that access)
