What is an APF ...

Hi,
What is APF no.
i was talking to some banker and he asked me abt the same whether the building has an APF number or not .
Is it some kind of approval .

Some of the project (or a phase in project) are approved by different housing finance companies (HFC). HFC provides number/APF No letter to the builder for a particular project/phase. If the project is approved by the bank/HFC you are talking to, you can get this APF no from builder for the bank/HFC.

how much i understand - it is the number generated by a bank when the project is properly scutinized and checked if all the approvals are given to it..
This same number is used when a different person appears to bank for loan approval.. the agent/ bank will just take the APF number and see if the project is approved by the bank for loans..

It means that the bank is satisfied about the project-papers,documents, sanctions etc.
However it does not mean that you can buy a flat without your own cross checks.
No doubt banks like SBI when they approve project,they are happy with legality of paper work.

what cross check one can do on his/her own? i think SBI hires a lawyer and there is lawyer fee also that it takes from people taking loan so....

Bank will check what is important for the bank. Banks view of the project before opening master file of project,may be different as compared to an individual who is buying a flat.

Its number given to master file of a project - that have been assessed & approved by a bank.

Is it possible to revoke APF number once issued to the property? can bank later on deny loan? or disbursing money?
Can Bank withdraw its financing on property due t o lack of papers after sanctioning of loan?
