Purchase of a flat is an individual decision,but having read the logic behind your decision for a 2 BHK.
I just want to give some thoughts to ponder
When is the likely delivery date of the project/ will it tally with you changing your bachelor status?
what is the size of 2 BHK? I heard it is very small.416 square feet carpet area which is smaller than one bhk in other places.
Fitting in budget is important consideration but what about seeing the reputation of builder and related aspects of location,developmental status of the area.Google the name of builder/company and see for yourself.Some link is given in this thread have a look at it.
Your plan to buy another flat and rent out this flat is ok in theory but will EMI of new flat and rent from old flat tally.
will XRBIA flat be on loan?
Just my two bits for your thought process.

It's delivery date is dec,2015 and it is OK with me.
It is carpet area and it's carpet area is approx. 100 sqr ft smaller than 2bhk of 750-800 sqr ft (salable area), also i don't need to pay for Salable area.
and about the builder check out the same guy post for Megapolis.
So nobody can't say which builder going to cheat you when & where in complete project development. We can only hope for the best.
About the loan i think some portion of emi can be covered
