For a DTCP approved plot, You need the following things to construct your building.
1. Building plan
2. Approval for Building plan
Building plan is drafted by the approved planners. There are many available in every city.
Get quotes from at least 4 people before you decide the building planner.
Make sure the planner is qualified enough and experienced enough to draft the plan.
Check with him on the buildings which were constructed based on his plan and just drop to visit to look at them
Make sure you yourself know the rules of building constructions. It is not complicated and anyone can understand it within an hour of going through the rules
2) Once your plan is ready, the tricky part is to get the plan approved. As everyone knows this is a open secret.
If you wan to do it on your own by submitting it to local body office, or DTCP office, it is going to take many visits and many months before it gets approved and these officials will always reject the plan on one pretext or other. So this may not be a proper method to follow in India
Best way is to forward your plans through the local councilor or panchayat chief and he will ask you some money (bribe) based on the total sq feet. So you bargain with him and then pay the money and forget it and you will get the approved plan in 3 to 4 weeks
