Default What Is The Limit Of Floors On 60Ft Road, Chennai?

Hi,

How many Floor can build in 60Ft road?.Land 40*60=2800 Sq.Ft Area.

give me an idea.

is its differ DTCP and CMDA Approved lands?

Is your area coming under CMDA or DTCP jurisdiction? There is no limit mentioned on number of floors, but building height cannot exceed 60M (roughly S+17 or G+16). However other factors like plot coverage, setback requirements, etc.. may not permit construction upto 60 m height. For eg, for every 6m above 30m you construct, you must provide an additional setback of 1m on all sides. That is why most builders restrict to 9-13 storeys height.

Unfortunately your plot size doesn't permit anything above G+3 or S+4.

Thank you,My Plot have DTCP approval.Is any difference in CMDA and DTCP?

I don't see any difference between DTCP and CMDA DCRs for the mentioned plot size and road width.

Also DTCP approval alone doesn't make it DTCP control. If it is now within CMA, the CMDA is the approval authority (Eg, Chromepet).

For example I own a house in x area which was approved by DTCP in 1975, now the area has come under CMDA jurisdiction, so I need to get approval from Panchayat/municipality for building permit and CMDA for planning permit. CMDA has delegated to local body to issue planning permit for certain types of constructions like S+2, but if you intend to put up S+4, you need to approach CMDA directly for approval.

If you plot is in LPA area like Siruseri or Navalur, then it is beyond CMDA jurisdiction. The respective panchayat or LPA (Mamallapuram LPA for Siruseri) must issue planning permit. If DTCP has not delegated pp issuance to panchayat or LPA for type of building you plan to construct then you must approach DTCP directly to get approval.

If you can tell location of your property, can give better advice.

Its in mudichur royappa nagar.its old layout.i hope now it will come under CMDA.

yes, will come under CMDA jurisdiction. You'll have to get planning permission from CMDA directly.

This land we two friends purchased like 1400 in my name remaining 1400 in my friend name.we two like build a apartment using 2800 land is it passable?.

Hi ravi as per my understanding before split the land we need to get building approval.after getting building approval we can split the land into two part is my understanding is correct? for getting CMDA building approval how much day will take?
