Default Gaothan Flat Vs Plot, Navi Mumbai

What is gaothan flat? Is it worth to buy gaothan flat? What are precautions or information one should take before investing in it?

gaothan plots are those which is not owned by CIDCO or BMC..such plots are owned by villagers and the documents are not clear
Banks usually do not sanction loans for such plots after kharghar the areas like mansarovar, kamothe, khandeshwar come on gaothan plots.

Ok thanx for the info.. So is it advisable to buy such flat as they r little cheaper..

it can be risky i read since the villagers can demand back their plots and builders usually dont have proper documents,
im not sure though pls check with banks
