      • Interest on Prepayment of Home Loan

        I took a home loan in 2011 at variable interest for 180 months but this month I paid some amount as prepayment but for this prepayment they charged me prepayment interest. Why should they charge me prepayment interest and should they really charge me prepayment interest ?

      • Residential plot in Lakshmipura, Bangalore

        I am planning to buy a residential plot in Lakshmipura in Bangalore. It's E-Khata property. Owner is quoting Rs. 2700/sqft. The property is located at just 600 meters from Lakshmipura cross towards Abbigere road. Wanted to know what was the actual price in Lakshmipura area and at what price should I negotiate?

      • Villa in Pallikaranai or thiruvanchery camp road

        Hi.. We currently shortlisted two villa properties in Chennai.. Wanted to know which would be the better option.
        1) 1000 sq ft land with 3bhk villa at 91 lacs in a gated community with 50 houses (construction just started) near ambal Nagar,pallikaranai. 1 km from main road
        2) 1200sq ft land with 3bhk 1755 sq ft built up in thiruvanchery near camp road, Tambaram east, 500 m from agaram main road ,cost- 91 lacs - individual house not a gated community

        both cost excluding registration.

        please confirm which one is better in terms of returns, connectivity, schools, etc..

      • Vtp Pegasus - New Kharadi or ganga PLatino

        Hi,

        We have been offered a 3 BHK simplex/duplex option in Pegasus township by VTP in new Kharadi. The asking price is 1.2-1.3 cr all inclusive for 1400-1600 sqft. We are not sure if whether to go for it or not since it has few cons:

        1. The location we found is little farther away from the main Kharadi. The roads are still under construction.
        2. The possession is Dec 2023.
        3. Rera site shows few litigations which they claim have been settled.

        One of the pros are that they will have a proper township in coming few years as they claim.

        The second option is Ganga Platino but they are quoting 1.48 Cr + several extra charges(floor rise, amenity. facing, parking, infrastructure) Their possession is also 2023.

        Can someone please suggest which one of them looks like a good project to invest given all the factors?

        Opera Homes team is very strategic in convincing people till they make their purchase. Before making any purchase from them, review all the project related documents very clearly by at least 2 property verifier who are experts in finding loopholes. Property verifiers knowledge in Kannada is mandatory.

        Please don’t be their scapegoat as they will never listen to your calls and concerns after buy. Though you may find all the necessary approvals from the government authorities, don’t blindly believe and do not do flat pre booking before the completion.

        I had done a Prebooking by believing their promises, but after project completion those remains only as promises. The difference was like heaven and hell.

        Opera Team have clearly cheated us. We won't recommended anyone to buy flat from Opera Homes.

        The major highlights of Opera Canopus are completely fake. There are serious deviations which will affects the occupants in terms of safety and security.

        The open space doesn’t belong to apartments.

        Safety & Security 1/5
        Even though gate and security is kept from our side, as a resident we feel unsafe irrespective of the floor we stay. There are no proper compound walls.

        Build Quality 1/5
        Cracks of varying lengths (1 feet to 1.5 mtrs) on walls, Water seepage on external walls are very common in the flats.Most of the works (plumbing, electrical, plastering) were done by unskilled workers

        Layout- 1/5
        There is a 10 feet private road which is included in the project plan and never been highlighted. The private road is being shared by landowners and their relatives and even with their tenants.

        Amenities- 1/5
        Children’s Play Area- It is very small. Half of the play area belongs to landowners relative.
        Car parking lots are not properly planned.

        Maintenance- 1/5
        Maintenance charge will really increase in future because of the poor build quality and cheap materials.

        Area and community- 1/5
        It is not a proper gated community project as there is a 10 feet’s shared path way Infront of the apartment So it doesn’t give healthy and peaceful living.
        Therefore, we would give only 1 rating for this apartment.

      • GR Promoters, Bangalore : Issues

        GR Promoters represented by Geetha Rammohan and N. Rammohan are fraud builders. They did couple of projects which was a big failure and they did this only to rob the home buyers of their money. One of the Project is GR Queens Pride which is in Akshayanagar Begur Koppa Road is advertised by different names to sell and cheat more buyers.Their projects are good for nothing and they do not know how to do the work. They have been trying to sell the flats by giving false project name and false information. The Project was abandoned in 2015 leaving the buyers here with no option but to file case and fight. They do not have CC, OC or any other documents. They provide half documents stating that the work is in progress and will be completed soon. Please do your check before buying from them. They will take all your money and leave you with nothing. Please do not fall in their trap.

        I liked the apartments in Aashrayaa Citadel in Kadugodi but the price quoted * 4200+/sq.ft seems high. Could you please share your reviews on the Citadel project? Also, tell me the best price to negotiate with builder. I was tld that it was 3+ yrs old.

      • Dynamix Project Landmark in Dahisar East, Mumbai

        I have shortlisted Dynamix Landmark project in Dahisar and have a few questions to ask to the group before I make the final call.

        1.) Are there any risks involved with the builder since we are still in the pandemic stage and this project is pre-launch yet? What's your view on builders reputation and profile?

        2.) The RERA website mentions that there are two pending litigations currently on this project. Is it still safe to go ahead with this project? How will the court rulings affect me as a buyer?

        3.) I'm an NRI and confused whether I should have the property under my name or my family's or under joint ownership? What are the pros and cons of these given that this property is for investment purposes?

        4.) The builder is offering a 10:90 Subvention scheme and a CLP. Builder pays pre-emi till possession in Subvention scheme. If I can arrange for funds without taking a loan, would it still make sense to go with the subvention scheme? The builder is really pushing with that, but I don't want to pay extra interest if funds can be arranged without a loan. I know it pushes the builder to complete the project sooner in the case of subvention, but is it worth paying all the extra interest for some security if funds can be arranged without any loan? What are pros and cons of both?

        5.) My budget is around 70 lakhs. Are there any othe projects worth looking in the Mira road to Goregaon belt?
