        The builder is not done agreement with me past 12 years so many times I am going to builder and tell him to please done flat agreement with me he didn't get the interest on it.

      • Concerns Regarding Poor Quality of Construction

        I live in one of the Shriram properties apartments in Bangalore. Construction quality is very poor as there are many complaints of water leakage in walls, bathroom, cracks on walls etc.

        Is there any government standard body to monitor construction quality of apartment? Are there any building construction standards builders need to follow? Any information in this regard will be use full.

        Hi Gurus,

        I am looking for a RTM 3 BHK apartment in main GGN, with a budget of 1.5 Cr (Stretch budget 1.75).

        Property age shouldn't be more than 3 years. Considering my budget and the requirement (apartments), only option is to go for CGHS.

        Are there some good CGHS or upcoming ones (which will deliver in 5-6 months time frame) which will fit my bill?

        I am planning to take apartment for rent in Whitefiled with assistance of Real estate agents. They told me that Brokerage amount includes 1 month rent +services.

        Is it worth to pay 1 month rent? And why customer has to pay Services tax?

        Pathak Developers Mysore are a bunch of liars. Completing project on time is a different story. They will go to any extent to cheat you. They will sell same apartment to mutliple people by signing agreement with them. Since agreements are sign on just bond papers and are not registered agreements, so there is no way for prospective buyers to verify if the apartments are sold multiple times. Finally when buyers comes to know about this, they will just keep on pacifying them that we are sorting out the problem and will get back to you. But nothing will happen for months. Finally all the buyers who are sold same apartment are forced to file court cases against Pathak developers and each other. Court cases will go on for years and in the meantime Pathak will use or rather mis-use illegitimate amount he collected from all buyers for either his luxuries (like buying Range Rover) or investing in other projects to cheat more people. They proudly say that - "We already have so many court cases against us. One more case will not make a difference. Our lawyer will drag these cases for years.". Finally after years of waiting, customers will themselves come to compromise. This is their way of working.

        Buying/building 1BHK/1.5/2BHK

        Thinking to buy/build a 1/1.5/2BHK. Note that I have not been in Chennai for much time and going again so don't know about all areas. For residential and investment purposes. Currently I'm thinking to- either buy one of the 1.5bhk in Perumbakkam under 20lac or build own flat in the areas where land is currently available Guduvancherry,Tambaram,Vandalur,Paddapai and areas on OMR/ECR. I think to build flat would take around 12lac land+building

        My requirements are as follows-
        >Should be at most around 30km by road from Adyar. No other requirement as for Distance from any area.
        >Should have sufficient security. I don't want thugs trying to invade.
        >Should have decent public.
        >Water, sewer availability. Power in apartment. I could arrange for electricity from solar panels in own built flat.
        >hopefully less polluted air/land/water, sufficiently far from air/rail.
        >Should be OK from water flooding. Willing to spend more per sqft for this. I can add RWH to own flat.
        >Should be a fine sell after few years.

        An apartment would be hopefully safer(within and to get to main road walking/on 2 wheeler) and well maintained. Drainage/water/power should be available. I would probably have to change door/windows/weatherstripping for better noise control. Don't know what wall config, direction of rooms I'll get. Would get better view probably. OTOH own flat I would have control over all materials. I could build the rooms to the direction as I prefer. I will build a small garden for a view. But security,water,sewage and community, or lack of could be a problem.

        Before further planning, I would like to get an idea of some issues-
        >What are the areas with economical plots being sold with OK community and sewer/water?
        >Is the chance of getting cheated and and getting a poor flat high even if I do research on the builder/contractor?
        >Do these mulit plot communities have ok maintenance and security?
        >When will areas like Guduvancherry develop to city standards?
        >How much time till I can buy new land/apartment at affordable price in these areas till it has finished capacity or has city like prices?
        >Will proper rain trapping and solid compound gate/wall till some height be good for flood situation?
        >Please recommend me the best areas..

        Currently I am only planning and can rent out for some time. It seems rent is quite cheap in Chennai in a proper place than in Delhi. But need more specific info. Regards..

      • Greater Noida Vs. Vaishali - Moving to GNW from Well Settled Vaishali

        Hi All,

        I have been toying with the idea of shifting to GNW from my current location of Vaishali.

        I own a decent relatively new 3bhk apartment, moved in 2012 in Vaishali at a very convenient location in sector 1 Vaishali. Its a society apartment.

        The society being a new one is of average density of around 100 flats per acre. Its one of the biggest societies of Vaishali and my tower has 13 floors with 6 flats per floor. All in all not a bad place for end use, very convenient with malls at a stone throw distance and metro station a few hundred meters away.

        However, what my thought is to reap the appreciation gained on this property and to split the proceeds from this in a decent RTM / Near RTM apartment in GNW and one commercial shop for self use or rentals.

        My current work place is in noida and expect to remain the same for some time say around 3-4 yrs

        The reasons behind the thought are freedom from home loan on current apartment and buying a new loan free apartment for self use and creating a additional commercial asset like a shop which can be used for self business or rental income. Also hoping for a better environment than the ever crowded and getting crowdier with inadequate infra of vaishali .

        Would be great if members can help me in evaluating the idea so that It can help me taking a well thought decision.

      • Which are the Mandatory Things to be Disclosed by the Builder While Selling a Flat?


        I'm a first time buyer and I have some questions regarding the construction agreement.

        Is there a list of mandatory things that has to be disclosed by the builder when selling the apartment?

        My agreement does not mention the built up area or the carpet area. It only states the uds and super built up area. The common areas are not mentioned either.

        I'll be happy if someone can help me with this.
