      • Can I get home loan for resale independent house Plot from Bank

        Hi,

        I would like to know if there are any restrictions in getting Bank loans for resale/second hand house.



        I heard plot should approved by DTCP/CMDA and if it is panchayat approved(unapproved), Bank doesn't provide loan. is it so?

        What are the things we need to check before buying a resale house/plot? Kindly advise.

        I am a non-resident of Himachal. I am from Mumbai and am interested to invest in a cottage-like structure for one person, maybe a 400 sq ft carpet area. This is purely for my personal usage, so want it in a quiet place. Just to throw an example, maybe like Prini. Is there a list of places, builders, prices that I can use to refer and aid my buying decision? Also, what are the rules and procedures for non-residents?

        Hi Everyone,
        My self Srinivas. I own a 2 BHK flat in Whitefield road which is 2 years old now. I have a query on reselling this property.

        At the time of purchase, I paid SQFT price, Amenities, Bescom&Sewage, Car parking, Tax(Sevice and VAT) and legal. On top of this registration cost. Eventually, i had to spend 50 Lakh for a brand new flat.

        Now my query is if I would like to resell this property, should I include cost spent on all of them or only the SQFT price? I have observed the majority of resellers mentioned only SQFT price on real estate websites, but that price seems to be very low. Are they going to charge for all the remaining expenses on top of the SQFT price mentioned on websites?

        In the case of my flat, how do I price it?

        Appreciate your advice on this.

        SSB Urban Lotus, Rayasandra. Please let me know how to validate
        1. the legality of the property. The builder has given me legal papers to verify.
        2. the cost of the flat. How do I know if the price he is offering me is genuine. Before and After GST, the price has stayed same from his end per sq ft.
        Per builder info, its A Khata and BDA place. The building is under construction, and my chosen block is already prepared with just painting, and other finishing works and sanitary fittings etc remaining. Work for another block is going on. It will be handed over approx end of year, or Jan/Feb.

      • Rectification Deed - Signature of One Witness Missing

        I have done the sale deed and convenience deed in which index 2 of both the deed have wrong plot number so i have did a Rectification deed.
        in rectification deed everything is corrected but due to hurry of agent we missed the sign of one witness person however one witness sign is there in the rectification deed. I have duly registered the rectification deed at registrar office
        will it cause any problem? or one witness sign is enough?

      • Gurgaon Apartments Vs Independent Builder Floor - Which are worth buying?

        Most of my friends who are planning to buy a flat for self use as we can't think this for investment, must have seen and observed the quality of construction in many high end apartments. Are these a good buy... or we should buy an independent floor in area like Rosewood, Malibu Town, or Vipul world.

        I got a valuable advise from my home loan consultants and they advised me to buy a builder floor instead of apartments to get more usable space and fully developed location.

        Pls share your ideas.

        Are there any apartment with private plunge pools in Gurgaon or be it New Gurgaon sectors? I am aware of Tata Primanti, but they are not value for money based on their size and location.
