        I have booked a flat in Pune and I have to make an agreement with builder for 1 BHK flat, i want to know what all costs and important things or details should a agreement mention from a buyer's point. Does it also has mention of Service Tax and Vat borne by purchaser ? My builder says it can't be mentioned in agreement.

        I would like to know the land price at Gerumbakkam, Vignesh Nagar.

        Previously it was notified for the chennai airport extension. Now it has been denotified.

        Can we free to sell the land? If so, what is the price?

      • How to Sell a Flat Without Involving a Broker?

        I want to know the methods or tricks to sell a flat without the need of broker. As we all know that broker take 2% commision plus some additional money by fooling buyer & seller. No one get the right price nor the buyer neither the seller.

        So please suggest.

        Hello Members

        I am looking at the above two project from KGEYES ( Padmalaya & Block H38 in Thiruvanmiyur) and would welcome suggestions on these two properties.

        Meanwhile my budget is INR 1.5C to buy a flat in Thiruvanmiyur. We are fine with 2BHK and would prefer less than 5 yrs old apt. That's our requirement and looking to reach owners directly and NOT through brokers ( brokers please excuse)

        Appreciate any help in providing your feedback on the above projects, location, price and any other equivalent reliable builder where we can buy from. We are ok with waiting period and would need the property by 2017 when we visit India.

      • South Chennai : Best Place to Buy a CMDA & DTCP Approved Plot in Budget Price

        I have been searching for plots in South Chennai (CMA) to construct my own house construction after 3 to 5 years. My requirements are:

        - The land should be CMDA or DTCP approved
        - The land price should be around Rs. 2000 per sq. ft.
        - The area should be residential or most probably become residential in next 3 years
        - The nearby main road should be wide
        - There should be proper connectivity to OMR and GST
        - There should be good appreciation for the land in near future

        I took into account and visited different areas around South Chennai and zeroed down to the following areas, considering the partially completed Eastern Byepass Road:
        - Nedungundram
        - Kolapakkam
        - Mappedu
        - Agaramthen
        - Kaspapuram
        - Vengampakkam
        - Kovilanchery

        My second preference is Kelambakkam (Thaiyur road). It is very distant but I hope there is scope for development in near future.


        I initially considered the following areas but changed mind because of specific reasons:
        - Behind VIT - interior roads are very narrow. All are cement or mud roads only. No proper drainage system. Also, no good approved plots are available.

        - Mambakkam to Kolathur Road - I visited a layout in the area. Opposite to the layout, there was a wide stretch of reserve forest. I doubt there would not be much residential extension in future.

        - Kandigai - No good approved layouts are available within 2 to 3 Kms from Vandalur - Kelambakkam road.

        - Vengadamangalam and Rathinamangalam - The only reason for 'No Go' decision is the compost yard to be launched in near future. I read news that it was recently tested and created very bad effect in nearby localities.

        - Ponmar and Polachery - It is less accessible. I doubt it will become residential in near future. The only hope is the DABC township nearby.

        - West Tambaram, Mudichur and Padapai - Less accessible to OMR. I doubt whether price will be appreciated in near future, as the price is slowly appreciating over years.


        Veterans in Chennai Real Estate analysis, recent buyers and any others, please give your valuable inputs to my analysis and decision. Please share the exact price trends in the mentioned locations. If you suggest any specific layouts or contacts appropriate to my requirement, it would be very much helpful to me. Also, I am ready to give inputs to any of your relevant decision, if I can, based on my analysis. Thanks in advance.

        The Bangalore Development Authority has called for applications for allotment of plots in Kempegowda BDA Layout on Nov 1, 2015.

        The allotment price is Rs 2000 psft for 30*40, Rs 2250 psft for 60*40 and Rs 2500 psft for 50*80. Is it really worth hard earned money for the location off Magadi Road/Mysore Road?

        People with knowledge about prices in the region please comment.

        How is the sale price of a flat new or old decided. How is the rent cost of a flat decided.

        How does a prospective buyer find out if the cost of a flat to buy or rent is the correct one? How do brokers / builders arrive at this price?

        I visited Shree Balaji Windpark and liked the project. They have 2165sqft 3bhk with luxurious amenities. I really liked the spacious apartment, but I'll have to stretch my budget for that. I am sure about the quality, but can someone confirm it will be worth paying the price ? They have premium flooring and bathroom fittings, basic modular kitchen and 3 ACs. I'm looking for it from residential purpose, and will move in asap. My basic requirement is specious rooms with quality construction. They quoted 3800/sqft on first visit. There will be some extra charges, around 8-9% i think. IS there any comparable(spacious at least if not luxurious) project nearby ?
