        Hi,

        I have booked one flat in Chennai (approved by MMDA) and I want to know if there is any deviation in this flat.

        Total land area is 2,375 SqFt.

        Total built-up area of all the flats is 5,290 SqFt.

        North - 30 ft road
        South - 15 ft road

        Plan is : G + 2 floors ( 6 flats)

        Whether this is possible?

      • Navi Mumbai: Investment Locations for 2 to 4 Years' Horizon & 25 Per Cent Annual Appreciation

        Not sure how this post will be responded at, but I am asking this Q from a low Capital investor point of view.

        Recently, I have been looking for an investment opportunity in tunes of 3500 to 4000 /sqft 1BHK anywhere in Navi Mumbai.

        My (mean) targets are , I am looking for a 25% price growth in a 3-4 year horizon.I think this is ambitious considering the lull in RE market.
        I have (kind of) surveyed some options around Navi Mumbai like Ulwe,Dronagiri,karanjade new Panvel Road Pali and out of these I have decided against Ulwe,Dronagiri and Karanjade as I personally feel these areas may not give me good returns in at least next 5-6 years.
        And RoadPali and New Panvel are already over my capacity(selling at 5200 - 7K PSF rates),

        May I have your opinion on which area to invest which might come close to my expectations of approximately doubling the investment in next 3-5 years.

        I was also contemplating around a good 1RK project which might fit my budget, but could not find anything that is credible.

        How is colony? How is Electricity & Water supply, Law and order, Roads etc

        Does these plots have completion certificates?

        I heard there is some dispute going on with the authority. What is that?

        How are the prospects of colony in coming 2-3 years? What are present and future price trends?

        It is pretty clear that overall Chennai is affected by rain and flood. Can residents in different areas post in this thread their experiences.

        More interested to know which areas were least impacted, especially in suburbs.

        Happen to come across the below,

        Today Chembarambakkam lake was opened up as it reached 21' of water level (24' capacity ) . This has potential to impact Porur, Kundrathur, Ramavaram, Nandambakkam, Jafferkhanpet and surrounding areas.

        The road between Kundrathur - Sriperumbadur could be blocked, causing commuters to go around for 40 km.

        120 feet Road with well-defined service lanes is a cynosure and attracting quality businesses and establishments.

        This is a thread to discuss the potential, and how it can shape in future in to a Classy business district. How does business districts gain moat and become a magnet for inviting more businesses?

        What makes businesses and investors to plough in serious money (hundreds of crores) in this stretch?

        This area has evolved in to what you see today in less than 10 years flat. It has lot more years to gain strength.

        With City lacking concentrated areas of businesses currently splintered in haphazard manner as it evolved on its own, this stretch is a God Send and clean 12 KM and 120 feet road gives enormous scope for what this stretch can become.

      • Pune : Can We Construct Shops on a NA Residential Plot?

        Hi Friends,

        I come across one NA residential plot in Pune. I need your advice that on this society residential NA plot can I construct shops towards corporation road side. On one side of plot corporation road(60 ft rd) and one one side society internal road present.
        Planning to do construction on 60ft rd and not towards internal rd.

        Please guide me.

      • South Chennai : Best Place to Buy a CMDA & DTCP Approved Plot in Budget Price

        I have been searching for plots in South Chennai (CMA) to construct my own house construction after 3 to 5 years. My requirements are:

        - The land should be CMDA or DTCP approved
        - The land price should be around Rs. 2000 per sq. ft.
        - The area should be residential or most probably become residential in next 3 years
        - The nearby main road should be wide
        - There should be proper connectivity to OMR and GST
        - There should be good appreciation for the land in near future

        I took into account and visited different areas around South Chennai and zeroed down to the following areas, considering the partially completed Eastern Byepass Road:
        - Nedungundram
        - Kolapakkam
        - Mappedu
        - Agaramthen
        - Kaspapuram
        - Vengampakkam
        - Kovilanchery

        My second preference is Kelambakkam (Thaiyur road). It is very distant but I hope there is scope for development in near future.


        I initially considered the following areas but changed mind because of specific reasons:
        - Behind VIT - interior roads are very narrow. All are cement or mud roads only. No proper drainage system. Also, no good approved plots are available.

        - Mambakkam to Kolathur Road - I visited a layout in the area. Opposite to the layout, there was a wide stretch of reserve forest. I doubt there would not be much residential extension in future.

        - Kandigai - No good approved layouts are available within 2 to 3 Kms from Vandalur - Kelambakkam road.

        - Vengadamangalam and Rathinamangalam - The only reason for 'No Go' decision is the compost yard to be launched in near future. I read news that it was recently tested and created very bad effect in nearby localities.

        - Ponmar and Polachery - It is less accessible. I doubt it will become residential in near future. The only hope is the DABC township nearby.

        - West Tambaram, Mudichur and Padapai - Less accessible to OMR. I doubt whether price will be appreciated in near future, as the price is slowly appreciating over years.


        Veterans in Chennai Real Estate analysis, recent buyers and any others, please give your valuable inputs to my analysis and decision. Please share the exact price trends in the mentioned locations. If you suggest any specific layouts or contacts appropriate to my requirement, it would be very much helpful to me. Also, I am ready to give inputs to any of your relevant decision, if I can, based on my analysis. Thanks in advance.

        Are the prices stagnant in Vandalur - Kelambakkam Road?(Kandigai,Mambakkam etc)
        Planning to invest in PLOTS and Budget is about 1500 per sq.ft..
        btw Vandalur - Kelambakkam Road or GST Road..Which place is more ideal to invest to gain returns in a span of 8-10 years..

        also please share and suggest areas in Vandalur - Kelmbakkam Road and GST road which are ideal for investment and are also within 1500 per sq.f.(planning to go for 30% Loan.)

      • Bangalore : Intermediate Ring Road near Neralur

        Hi,

        There was an anouncement of construction of "Intermediate Ring Road" which connects Sarjapur to Jigani Industrial Area. It was announced in 2007.

        Can anybody suggest me that which are all the places it will pass through. And whether it will come up in the near future.

        I have a site in Sivapriya layout near Laxmisagar near Chandapura. I wouuld like to know whether this road will come in the vicinity of this area.

      • Feedback about Hexa Supreme - Devarachikkanahalli, Bangalore

        Hi,

        Last week I visited this project which is in Devarachikkanahalli, Bangalore. The price they are quoting is 3200. Its a ready to move in project. They claim that CC is there and sure to get OC. They have 2BHK and 3BHK.

        So I would like to know the feedback about the builder and the quality of work.

        They have the basic amenities and have sufficient space around the building. Overall I liked but I would like to know the feedback from the members.

      • Chennai - Bangalore Highway Widening - Corridor Development

        The stretch is part of Chennai-Bangalore road project

        Work to widen a 93-km stretch of the Chennai–Bangalore highway from Walajapet to Poonamallee is in progress. Already, about 10 km of road has been widened as part of the Rs. 1,288-crore project under the National Highways Development Project.

        Sources in the National Highways Authority of India said the four-lane facility is being made into six lanes.

        “Since the areas along the road are getting urbanised, service lanes are being formed on either side. Adequate lighting will also be provided,” explained a source.

        No fresh land is required for the widening as the NHAI is already in possession of land. “We acquired adequate land during the four-laning itself. Structures that have come up on our land will be removed,” explained a source.

        The stretch running via villages including Velappan Chavady, Chembarambakkam, Papanchathram, Vallakottai, Sunguvarchathram, Vedal, Enathur, Baluchettychathram and Sriperumbudur among others will also have 49 bus bays.

        The toll road will have facilities for pedestrians, street furniture, rest areas, bus shelters, highway patrol and ambulances.

        The concessionaire has taken up the project on a design, finance, build, operate and transfer basis. The period of contract will be 17 years including construction period of 30 months.

        Krishnamurthy, a resident of Walajapet, said widening the road was a welcome move. “Care must be taken to prevent accidents on the road. There are a number of curves and turns where accidents happen. These should be straightened. Policemen should also be posted at pedestrian crossings,” he said.

        Underpasses

        Twenty-one new vehicular underpasses are to be built at locations including Parivakkam, Chembarambakkam, Papanchatram, Mevalurkuppam, Vallakottai, Chinnayanchathram, Vedal, Enathur, Perumbulipakkam, Kaveripakkam and Chennasamudram.

        Pedestrian underpasses would come up at 22 locations including Thiruverkadu, Nazarathpet, Chettipedu, Thandalam, Pennalur, Sriperumbudur, Senthamangalam, Manalmedu, Avalur, Baluchettychathram, Karapettai, Periyagramam, Poondi and Musiri.

        Flyovers will come up at 10 locations including Vanagaram, Kumananchavadi, Sunguvarchathram, Ponnerikarai, Kilambi and Mambakkam, the source explained.

      • Matunga / Dadar, Mumbai: Suggestions for 2 BHK / 3 BHK

        I have been looking for a 2bhk / 3bhk in around Matunga (east) / Dadar (east) for self use and so far have seen following options.

        1. Avenue14:- under construction property on ambedkar road near Dadar TT circle. Possession expected by Jan 2017 and so plinth has been done, not sure if they will complete things by Jan 2017. 3bhk carpet area is about 850 sqft and the cost of 3bhk all inclusive was around 4.7 cr and the builder is asking for 30% black money, plus 30% down payment during registration, so in all 60% payment to be done at time of registration. Is this a normal practice?

        2. Prem Girija :- under construction property on bhaudaji road in Matunga (east). Possession expected by May 2018 and so far they have only demolished the existing structure. 2bhk carpet area is around 900 sqft and the cost quoted was around 5.5 cr, did not even ask if this was all inclusive or just base price because even this price looked ridiculous for a property with possession expected after 3 years.

        Would be great if someone has any information about other projects.
