Development prospects of Yamuna Expressway

Development prospects of Yamuna Expressway

Hi,

We are a family of 6 people and have just sold our house due to financial losses. We are left with a budget of around 50 to 55 lakh ₹ now and are looking to resettle in Noida/ Greater Noida. My question is: Is Yamuna Expressway a good option for us to invest and immediately start the construction work, and move in within a year? And if not then what are the areas where i could look for plots in my budget? (preferred area would be min of 150 sqm.)

Please advice and help me out so that i can make the best decision.

bhai sahab aap bas ek hi baat ka dhyan rakhna ki jaha bhi lo ready to move in lena, aap already loss me ho. Risk mat lena .. aur agar plot lo to RTI daal ke pata kar lena ki jo bech raha hai vohi malik hai ya nahi.
Aap purana bech ke naya le rahe ho, kisi pange me fas gaye to bahut pareshani hogi.

Rahi baat yamuna expressway ki to long term (5-10 yrs) view achha hai ... Akhilesh pe bharosa rakho .. door door tak ki jameen bech dega aur township bana dega. long term me future achha hai.

Currently yamuna expressway is only for investment and not for end use...
Better try properties in gr. noida... You will get something good in 50 lacs...

in 50 L u can get 120(144 yard) single story house in omicrone in g noida

Thank you guys for your priceless comments. I do understand that my urge for Yamuna Expressway is still quite immature. But if I go ahead and take this risk and start living there is it going to be absolutely impossible to survive there?

We had a property in prime location in New friends colony in South Delhi. Therefore it would not be wrong in saying that i am being stubbornly greedy here. But I feel that this is the fastest way to make up for the loss.

Is it hard to imagine people living there in 1 year from now considering that the F1 track is operational and there will be a race of international status held here every year?I feel the government WILL HAVE TO make it habitable as soon as possible, considering the hype F1 generated earlier this year and the quality of people who would visit.


And any idea about the plots in Shahberi... 15000/ Gaj is on offer here. It lies after we cross the small pulliya and the village and go towards Noida, to the Left side. It is a gated colony. The price looks temptingconsidering the location. (Maybe i also saw a nursery next to it.)

@Sunder Lal- Thankyou for such detailed guidance. Can you direct me on how to file the RTI? and wouldn't it be better to cross- check for the khasra number from the patwari or the tehsil?

Sir har department ki website pe jake pata chal jata hai ki kaun sa officer RTI ke liye POC hai. aapko iske ofice me jake perosnnely file karni padegi.
Shahberi me ya NE ke kisi bhi village me plot mat kharidna .. jameen authority ne acquisition ke liye notify ki hui hai .. bechna legal nahi hai. Broker public ko thug rahe hain .. pange me mat fas jana.

Aap aur bhi logo se baat kar ke details pata kar lo. Bas ek baat poore confidence se bol sakta hoo ki kisi bhi BROKER pe BHAROSA karke jameen mat kharidna. Problem hui to koi haath nahi aayega.

meri salah mano to RTM apartment lo ya ready comercial property lo agar invest karna hai to. As you said your condition is not good, please avoid any possibility of fraud.

Friends,

Today I have booked a 1735 sqft flat in Purvanchal Royal City, located at Chi V Greater Noida, along with Yamuna Expressway. I did not get any discount, 3100 is bsp at which I have booked. I am getting afraid about the future price of this project. also, the total amount is 63 Lacs, quite tough for me, I have to take the loan of 45 lacks.

Any idea how much much amount of appreciation may we get in next 1 year...

Even I am talking to Purvanchal guys for the last 1-2 weeks, and they are not ready to give any discount at all. Yesterday I came to know that very soon, prices will be revised and rate will be 3200 psf basic. I don't understand, why are they so rigid. Also, people are saying that they will be increasing Rs 100 psf per month.
Did you booked in CLP plan? How much has been demanded so far?

Hi Aap4You,

Regarding being rigid on their price, that I can understand. I have following this builder since long time and know he does not give any discount.

What I have notice, their prices are usually 200~300 more than the market price of other project near by, I am still ok with the price because the quality they delivers is good.

The problem (drawback) with this project is its location. I am not feeling confident, and so I have kept the check on hold. So, the purchase is not yet finalized by me... I am searching some more properties, even in Gurgaon (2bhk).
