New scheme for residential plots from Yamuna Expressway authority?

New scheme for residential plots from Yamuna Expressway authority?

Yesterday I was told by a broker in Noida that Yamuna Expressway Authority is planning to launch another scheme for residential plots in next 1-2 months.

Is this correct information?

Looking forward to comments from those who keep an eye on developments in that area.

With the current situation in gnoida and yamuna expressway, i wouldnt accept a plot in YEA for free ;-)

yes this is a fact...its a better sector...and price will be around 5500-6000 psm....plot sizes will be less also...

as far as investing in this region.....there are 2 facts

- this expressway will defiantly start before 2012 election..this project has been cleared by none other than supreme court

- It will be 30 mins drive from Noida city

- Such troubled times is an EXCELLENT opportunity to get allotted plots at cheaper premium....if 8-9k psm then you still have one of the cheapest land deal in NCR

The fruits of which you can actually enjoy after 5-6 years only...as this region is LONG term investment

Start looking for Govt sector allottees....at less premium...with new govt. scheme coming up...at cheap prices...and coupled with all this agitation...you may strike a good deal on GOVT. PLOTS...

I believe that any investment in government authority plots will be safe particularly if all payment is made by DD (white money) as is the case with sarkari plot schemes.

Though, I'll not touch plots in a private developer project with a 6 feet long pole.

This is exactly what I was thinking. When all the bad news regarding riots and such as well as new supply coming in the market is priced in then it may lead to significant fall in prices.

And prices may not fall only in Yamuna expressway authority plots but there may be a fall in prices in GNoida as well.

I always thought its the other way around. Plot with private builder are safer from encroachment point of view than the authority plots. Please explain.

What if BMW is voted out and a new government (of say chor Congress) came into power and decides to "investigate" land acquisitions?

Most likely they will be interested in "investigating" land allotted to private builders because that is where a new govt can demand bribes. They can't demand bribes from a government authority. So, new govt will not like to put obstacles in the way of government authority. That is what I believe.

Encroachment related issues come into picture only after you have gotten possession and that is not likely to happen for next 2-3 years at least.

change of govt or investigation like issue r always there.
n have small term effect.
but the kind of gurjjar agitation we have seen in recent times is
scary .n can change fate of area which way no body can predict.

I still have doubt if YEA will launch another scheme in June-July.. Due to current situation by villegers...this scheme (if any) may get delay by 4-5 months+

Yamuna expressway Authority rate to farmers is justify…YEA given approx Rs. 800-900/sqm to farmers to acquire farmer land and sold to allottees (housing scheme) at Rs. 4750/sqm.

Let me brief this case (Authority plot scheme)

Authority has used only 30-40% land for residential purpose.. 20% land is being used for main road/inner road between blocks and mini road between gali.. 25-30% land is being used for Parks and other 10% land is being used for other social facilities… community center etc within sector 18/20 in Yamuna expressway.

So if YEA has given Rs. 800/sqm to farmers.. they are just selling 30-40% land to allottees Rs. 4750.. and balance 60% land is used free of cost for people.. for which Authoirity has clubbed that land cost in allotment rate…

Apart from this.. sewer/water pipe line, electricity pole installment cost will also be charged with land cost… which is charged in allotment rate…
