Noida Extension Plots Vs Yamuna Exp

Hi Friends,

Two different locations - Yamuna Expressway & Noida Extension (G.Noida) plots.Which location is best for investments (5-8 years+) and also considering living also (Only for Plots)

Noida Extension - lots of builder projects near by, Proposed Metro route, Sez is also approved in Tech-zone IV. Proposed commercial /industry/ institutional schemes near - Sector 10 & 12, Near to Noida, Connectivity is also good, 10 minuts from Noida IT sectors Sector 61-62.

Plot size available in 162/220sqm in sector 2 and 120/200sqm in Sector 3. Also builup-houses in Sector 3.

Yamuna Expressway - 21000 plots..Good connectivity. Proposed Airport & Aviation hub. builder/commercial schemes also launched.

Plot size available in - 300 to 4000sqm.

Which location is good???

Good question.

I have no answer.

Am also wondering

1. So much empty land all around - are these realistic prices?

2. So much inflation - is it still a good time to buy?

3. So much over-excitement - is it all heading for a big fall/static prices with oversupply?

To buy or not to buy - that is the question.

I am very much confused too the way projects are being launched everywhere. I am not able to decide where and when to invest?
I guess at present scenario its advisable to watch and wait for the right time.

Without doubt Yamuna expressway is the best location in GNOIDA, after Ansals (not megaplos - that is bad location.

Yamuna epre is not a good deal.
Even i am looking out for Noida extension comparing with greater noida. But certianly not Yamuna Expr.

In Yamuna expressway, you could get plot in cheap rates (11-12K) along with premium but one has to wait for 7-10 years+ if thinking about living. Also if Airport is not approved then forget about good premium and premium will grow on average basis.

But in Noida ext, lots of builder projects are there and within 4-5 years, you could also built your plot and think living.

I tend to agree with this assesment.... but no worthy builders/ plot developers in NEx currently..

Vickky...

In Noida Ext. You can go with Auth Plots/Built up houses in sector 2/3.
There is also a new builder eleven buildcon in sector 1 with plots/villas. You can look into that too..

I would tend to agree with you. Noida Extn is much closer than Yamuna Expressway- it is way too far away. Further, NE will see quicker development than YE. BTW, what is the current premium for plots in NE. You have already mentioned about YE premium.
